I don’t think I’ve gone a week without posting, ever. Sorry about that.

I had a great time at the Wealth Explosion in Baltimore. Got a chance to finally meet some of the members of the Flippinghomes.com community and put some faces to names. I ended up having to leave early on Friday, so I missed most of the second day of class.

I took some pictures while I was there..

Wednesday night after having dinner with Steve at Friday’s, a bunch of us met up in the hotel lounge for a few cocktails. Followed by a few cocktails (and cigars) on the patio…

I was staying at the hotel across the street, and these guys were nice enough to walk/run me back over at the end of the night. As we were hauling ass across the road, Matt tripped on the median and did a face plant in the middle of the street. It was one of the funniest things I’ve ever seen (don’t worry, he didn’t hurt himself), and I was laughing so hard that I peed my pants right there in the middle of the highway. For real. It was that funny.

The following day, class started bright and early. We broke for lunch and headed over to Fuddruckers…

Then back to class until 5-ish. Coincidentally, happy hour was in full swing, so some of us headed over to the hotel lounge to get some food/drink…..

So now I’m back to work. Still making offers (made 10 yesterday), although it’s been awhile since I’ve gotten one accepted.

I’m curious to see what’s going to happen with the new plan for the govt. to buy up all the toxic assets from the banks. I sure hope they know what they’re doing. A trillion dollars is a whole lot o’ money….

I just finished making my offers for the day. My goal was 3, but I got a little carried away and made 10 instead. I decided that since I’m going to be in Baltimore Weds-Fri for Steve’s Wealth Explosion Event, that I would stockpile some offers today and tomorrow…

So, as I was going through the mls looking for houses to check out tomorrow, I noticed that there is a whole SHITLOAD of short sales available. More so than normal,even. Short sales as far as the eye can see. It used to be about a 50/50 ratio (roughly) of short sales to REOs, but now I’d say it’s more like 70/30. Maybe even 80/20. Good grief. Looks like I’m going to have to start making some offers on those, too. Can’t hurt to try, right?

That’s about all I’ve got going on. Just making offers and looking for buyers…

I’m seriously ready to do some damage this month!

Since my trip to CR, I feel refreshed, motivated, and ready to knock this year out of the ballpark.

Being a student of Steve Cook, one of things that he really pushes all of us to do is to have a vision of what we want our lives to look like. He encourages us to work diligently on our vision, and has been telling me for the last year, that once I get clear on exactly what I want my life to look like, things will just start to fall into place.

One of my challenges that I set for myself to accomplish before our next Flip Vips retreat in April, was to really work on my vision, because up until recently, I had kind of blown this off.

I’ve been spending a lot of time this year writing out my goals, and I can tell you it makes a huge difference when you get it all out on paper and start to really focus on what it is that you want.

It’s much easier to get where you want to be if you know exactly where you’re going, you know? I know that may sound cliché , but it’s true.

For the last month or so, I’ve been working on my vision- short term and long term, and I’ve been forcing myself to review my goals first thing in the morning, and right before I go to bed. I’ve tried to do this before, but it usually only lasts a week or so, and then I stop doing it.

This time (with the help of an accountability partner), I’ve managed to stick to it every single day, and it has already made a HUGE impact on my focus and productivity. I haven’t ever felt this focused and in control. Ever. Needless to say, it’s a really good feeling..

On to real estate…

The deal that I got under contract right before I left for CR is officially sold. Lee got the contract and deposit locked up yesterday afternoon. I think he ended up selling it for 31k, and I have it under contract for 22k, so that is good news.

Yesterday I went and looked at 5 houses, but didn’t get a chance to put any offers in, so that’s what I’ll be doing as soon as I’m done writing this post. After that, I’m heading out to look at 3 more houses that I’ll be offering on later today, and am also going to put some signs out for a few properties that my buddies have under contract. Need to get my phone ringing again.

That’s about all I’ve got for now. I’ve got a busy day ahead of me, so I gotta run….

Steve just opened up the registration for the Wealth Explosion Event that he will be teaching on March 19th and 20th in Baltimore. He gave his coaching students first crack, so there are only 9 spots remaining… If you were planning on attending, I’d get over there now and sign up!

Well, I’m bound and determined to get another deal signed up by the end of the month, so I’ve been in offer mode for the last few days. I’ve got about 20 offers out there right now, and don’t plan on stopping anytime soon. I’ve already got one that I’m very close on, but waiting to hear back from a buyer to see if he wants it or not. I don’t have any other buyers who like this area (it’s a pretty rough street), so if he doesn’t want it, I’m not going to contract it. This guy is one of the buyers I hunted down last week- he owns the house across the street from the one I offered on, and also owns the one next door . The bank is at 52.5k right now (they came down from 75k), and I am at 51k. The ball is in my court, and I am taking my sweet old time getting back to them. Aside from a 5 minute phone conversation, I don’t know this buyer from Adam, so there is a chance that he could just go straight to the listing agent and make an offer, but I would rather have that happen than put the house under contract and not be able to sell it. There are plenty more deals out there, so I am willing to take the chance. No risk, no reward….

I just reserved my spot at Steve Cook’s wholesaling bootcamp coming up in October. I went last year, and had a phenomenal time, and can’t wait to go again this year. Aside from the fact that Steve’s events are top notch (all content, no selling), I also am looking forward to meeting up with the guys/gals who hang out over on the Flippinghomes.com forum. I have learned so much from that website over the last few years, and have also made many good friends along the way. It’s like a family over there, and I look forward to seeing everyone in October….
