Flip This Success Story: Featuring the Lovely and Talented, Mrs. Shae Bynes!

Tuesday, July 6, 2010

Hey guys!

It’s time for another Flip This Success Story…

This time around, I’m interviewing my buddy, Shae Bynes, from GoodFaithInvesting.com about a deal she recently closed on as a result of her ongoing direct mail campaign.

Say “Hi” to Shae everybody!

Shae Flip This Success Story: Featuring the Lovely and Talented, Mrs. Shae Bynes!

As you’ll hear in the call, Shae’s investing strategy involves both wholesaling properties as well as buying and holding. In this instance, the property was definitely a keeper!

Check out the 30 minute call and find out how Shae was able to pick up this rental property from an “accidental landlord” which is now giving her a positive cash flow of $600/month! Oh, and she did it without using her own credit (she secured a private lender to fund the deal instead), AND she only had to come out of pocket $100 for the entire deal!!

Way to go, Shae!  W00t! W00t!

To listen to the interview, just click on the pretty purple-y button below:

I hope you guys enjoy the call!

Over and Out.

If you have any questions for Shae, leave a comment below and I’m pretty sure she’ll be happy to answer it for you (although she is on vacation right now, so I don’t want to put any words in her mouth). icon wink Flip This Success Story: Featuring the Lovely and Talented, Mrs. Shae Bynes!

Well, Hello!

Thursday, May 6, 2010

Well, I’ll be darned if it hasn’t been an entire week since I’ve written a blog post.  Sorry about that.

So, what the heck have I been up to?

Working my ass off, for the most part.  Also running my ass off.  I think I’m probably in the best shape right now that I’ve been in since I don’t even know when.  8th grade, maybe.  So, I’m pretty happy about that.

Oh, also, I’m being stalked by the Census Bureau.  Holy crap man, those people mean BUSINESS.

They came knocking on my door yesterday, which scared the living shiitake out of me since no one ever comes knocking on my door.  The building I live in is like Fort Knox, or what I imagine Fort Knox to be like, anyway….. you have to get through 3 layers of security to even get in the elevators, and then once you get on the elevator you have to have a special code to get onto each floor.  So anyway, when I got a knock on my door I automatically assumed it was a Ninja coming to assassinate me.  Who else could it be?  Although now that I think about it, I bet Ninjas don’t even bother to knock.

As it turns out, it was Jim from the Census Bureau who asked if he could come on in and conduct a 5-8 minute interview with me.  I politely declined because I don’t usually let strange men into my home even if they come under the guise of Census Bureaudom. He told me they would call me back today and conduct the interview over the phone, but instead they have been calling me every 5-10 minutes since he left my doorstep.  Seriously.

I guess that will learn me to throw my census papers in my “I’ll get to it later when I have some spare time” pile.

Which looks like this in case you were wondering….

000 02132 400x266 Well, Hello!

Side view:

000 02151 388x300 Well, Hello!

Did you ever imagine me to be so organized?

So other than getting harassed by the Census Mafia, and running my ass off, I’ve also been hitting the MLS and making lots of offers.  I took a break for a long while there, and was just working deals with my wholesaling buddies, but now I’m back in MLS-offer-making-mode.

I’ve got one short sale that I think I’m going to get accepted this week.  That’s what the listing agent told me anyway.  It’s listed in the 60s, but the agent said if I made an offer of 40k she could make it happen.  You’d be surprised at the info you can get from some of the agents if you just ask.

I’m also working on another JV deal with Murphy that I think one of my hood buyers is going to take.  It’s a cheap piece of crap, which is this guy’s specialty, so I’m waiting to hear back from him on that.  I’m actually headed back out to that property as soon as I’m finished writing this post to see if I can rescue the kitty that the previous scumbag owners left outside when they moved out.

Anybody in the market for a kitty?  She’s orange with white stripes and fleas.  Any takers?

So, that’s about all I’ve got for now folks!

Later alligators!

P.S.

I forgot to mention that I’m doing a free Q&A training call with Drew Downs this Saturday, May 8th at Noon EST!

If you missed the webinar we did last week, or if you have questions about wholesaling short sales or REOs, or how to find cash buyers in your market, or how to locate the hot zip codes in your city, or if you got Drew’s course and need clarification on any topics, this will be your chance to pick his brain and get your questions answered!  I already have my list of questions ready to go….

To register for the event this Saturday, click here!

See ya there!

P.P.S.

Don’t  forget to stop by here Monday @ 8pm, to discuss this month’s Book Club selection: Influence, by Robert Cialdini.  My good friend Shae Bynes (who is much better at writing book reviews than I am), will be guest posting, so make sure to stop by and throw in your 2 cents.  Or however many cents you’d like to throw in.

P.P.P.S.

Speaking of Shae Bynes, if you guys haven’t been over to her blog lately, she just announced that she’s taking the leap and LEAVING THE RAT RACE once and for all!

Congratulations, Shae! icon smile Well, Hello! icon smile Well, Hello!

Real Estate Investing Blog Contest- Battle of the REI Blogs

Monday, October 26, 2009

Well, guys, the Battle of the REI Blogs is officially underway!

Actually, the mud slinging already got started on Friday, and I spent most of the weekend defending my Facebook wall from JP Moses, Patrick Riddle, Shae Bynes, Susan Lassiter-Lyons, etc.

To give you an example, take a look at the little gift that JP left for me on Saturday…

Here’s another one from JP, with the caption “Just spotted your blog’s biggest fan”

Then there was this one, posted to my Facebook wall by none other than my pal, Shae Bynes (who is playing the “Underdog” card in the competition, even though I think she is a force to be reckoned with).. the caption on this one read, “Kiss the ring, sister..”

Then we have this one from P-Rid, with a caption that read…”If your blog was standing in front of me … that would be a ninja kick to the face”

Susan Lassiter-Lyons also posted a cartoon video, complete with bombs, ninjas, samurai swords, and decapitations, but it’s just too graphic to post on my blog.

OK fine, here it is- but don’t say I didn’t warn ya.

So anyway, as you can see, my competitors are taking this Battle quite seriously, and I need all the help I can get from you guys if I want to win this thing.

The winner of the competition will be determined by which Blogger gets the most votes from their readers.  So, actually, it’s more like a “Battle of the Blog Readers”, since you guys will ultimately be deciding who wins.  I’m pretty sure that I have the most kick-ass readers in all of the Blogosphere, so I fully expect to win and take home first prize (and bragging rights).

Oh, and do you want to hear the best part of all?

Patrick is giving away five of his Private Money Blueprint courses to the Blogger with the most votes, and that blogger gets to give them away to five of the people who voted for them. This is a top notch course that retails for $700, and I get to give FIVE of them away to you guys if you vote for me and I win!!

In all honesty, we’re up against some stiff competition- so if we’re going to pull this off, you guys all need to vote (for me)!

To cast your vote, you can head over to Patrick’s site- MustKnowInvesting.com-  There you will see profiles for all of the bloggers who are participating, which will include links to their blogs, as well as their social media (Facebook, Twitter, YouTube, etc). Feel free to poke around and mingle,  just don’t forget to cast your vote for Flip This Wholesaler!

Don’t leave me hangin’ guys- head on over there and VOTE!!

Later Alligators!

P.S.
If you haven’t added me as a contact on Facebook yet, you can do so here. I’d love to have you join in on the mud slinging and name calling. It’s good times.

P.P.S.
If you’re on Twitter, click here to Tweet about the contest and tell all of your followers to vote for me!
