OK, guys, the results are in from the first day of voting for the Battle of the Blogs contest that I talked about in my last post.

And I am getting my ASS kicked!

Right now, Julie Broad from RevNYou is CLEANING HOUSE with a whopping 76 votes!!  She said she has the entire country of Canada behind her, and apparently, she wasn’t kidding…

In second place is Susan Lassiter-Lyons with 40 votes..

Third place is none other than Mr. JP Moses, with 34 votes

And in 4th place is yours truly, with 30 votes!!

Rumor has it that Trevor Mauch is getting ready to send out an email to his HUMONGOUS email list, so he’s probably going to knock me right out of 4th place.  Actually, this just in…..the Probate Guy just sent out an email to his list and is up to 33 votes already.  CRAP!

I don’t know if I can compete with these guys and their email lists, but I’m going to fight it out ’til the bitter end!

So, I got quite a few emails about my last post.  Seems like everyone really likes the “Reader Mail” video thing, so I will definitely be posting more of them.  I was a little bit apprehensive about doing videos,  so I’m glad to hear you guys approve…

I ended up slacking off in the offer-making department this past week, so I got up early today, picked a bunch of houses to look at, and just now got finished sending offers in.  I ended up making 16.   Kinda went a little overboard, but I haven’t made any offers in a long time, so I figured I might as well jump back in and make a big splash.

The mastermind group that I belong to (the Flip Vips), is having our second retreat of the year in Chicago two weeks from today.  I’m going to fly up a few days early to see my parents, so I’ll be gone for almost a week.   My goal is to have at least one property under contract before I leave..

Speaking of the Flip Vips, I got an email earlier today from JP over at REI Tips.com, letting me know that  Bob Norton’s KISS Flipping program is back on the market as of today!    I know there were some people who were not able to get in on the training last time around, so if you were among those who missed out, make sure to head on over and sign up.    You won’t be disappointed…

The closing that was supposed to take place yesterday didn’t happen, because the bank apparently doesn’t own the property anymore- so the file is now with a new lender (or loan servicer, or whatever), and as you would expect, nobody knows what’s going on.

They decided to let us know all of this yesterday at around 2:30, and we were supposed to close late in the afternoon. This is after the bank switched title companies while the property was under contract, but the first company wouldn’t release the 5k deposit to the new title company, so the new title company wouldn’t release any closing docs until they got the 5k deposit. So my friend who has it under contract had to wire another 5k to the new title company just to get it closed on time.

And then after all that, it looks like we have to start from scratch. What a fiasco.

So, we have no idea how long it will take for them to get everything in order to close this (days? weeks?), and my buyer doesn’t want to wait, so I’m not sure what’s going to happen.

I should be getting a call any minute (hopefully) letting me know if they can get it closed any time soon. If they can’t- I already have another property lined up for my buyer, that I will be able to make more money on, so I kind of hope we can’t close on the first one. I’m counting on these inefficient, bumbling, hack-jobs to live up to their reputation- it will work in my favor for once.

The other deal that I have under contract is still on track for Friday, although I haven’t spoken with the lady at the bank’s title co since Monday, so I will have to call today to make sure she didn’t forget about me/lose the file/lose the escrow check/etc.

If you don’t babysit, you can pretty much forget about anything getting done. It’s kind of hilarious, really. I mean, you’d think that since most of these banks are SCREWED, that they might try to streamline the whole process of getting these properties off of their books, but instead they like to do things the slow, inefficient way. Makes perfect sense.

I’ll keep you posted as to how this turns out- I’m sure there will be more comic relief to follow…
