I spent most of yesterday putting signs out in the hood advertising the deal I just got under contract for 16k. Here’s a few pictures of the house, in case you were wondering what kind of digs 16 grand will get you in this market….



Not a bad little house. Well, except for the fact that it’s in the hood, but for 16k, what do you expect?
I put out about 25 signs, and have received probably 10-15 calls yesterday and today. No takers yet, but I did manage to add a few new buyers to my arsenal….. Love those signs!!
I spent the rest of my time this weekend monkeying around with my soon to be new website, and realizing that I don’t have enough time or patience (or skill) to design it the way I want it to look, so I searched around the net looking for a web designer to do it for me. I finally found what I was looking for, but turns out they have a 3 month waiting list for new projects.. Dang. I’m willing to wait, though, as I was really impressed with their portfolio.. So, anywho, I should be rolling out my new site sometime this Spring. I’m very excited..
And, in other news- my wholesaler friend, Dave, sold one of his deals to a pimp on Friday. For real. He came into Dave’s office early in the day with a contract and a grand in cash to put down as a deposit. Dave had never worked with him before, so he asked him for a copy of his bank statement, since he claimed to be a cash buyer. Mr Pimp said he didn’t have the cash in the bank, and that he would be back later with proof of funds. And then he came back a few hours later with a DUFFEL BAG FULL OF CASH. I swear I’m not making this up. And then he explained that he was a pimp, and that’s why he had all of this cash laying around. WTF?

It’s 1:18 am and I am not even packed yet. And I am baking cookies. My flight leaves in 6 hours.
I have been running around like a crazy person since 9am this morning trying to get everything done before I go. I managed to get all of my shopping done, and let me tell you, that was a fantastic time. I ran out of patience round about 6pm, and ended up getting everyone gift cards (except my nephew Trevor), but it still took me forever. I also managed to find myself a coat (half off), because I think it’s going to be 10 degrees or something like that in St. Louis. 10 degrees is painful. I also got a hat and gloves, and a scarf and earmuffs.
I just drove across town to drop off some cookies on my friend Jeff’s doorstep, and now I am worried that he is going to trip over them in the morning and crack his head open or something. I put them in one of those Christmas tins (with Santa on it) right outside his front door. You have to step down to get out of his front door, though, and I’m hoping he sees them before he steps. That would be a pretty crappy Christmas surprise to slip on a tin of cookies and end up in a coma. Maybe I should call him first thing in the morning..
I’m whipping up one more batch of cookies for my friend Dave, who I kind of tricked into taking me to the airport at 5am. Technically, he said yes when I asked him on Friday if he would do it, but I waited until he was 3 shots of tequila and two beers into our conversation before I brought it up. Hehe.
The timer on the oven is beeping, so I gotta run….

Well, I ended up closing deal #4 Friday afternoon. I called my wholesaler friend Dave shortly thereafter to see if he wanted to meet me for lunch/cocktails/tequila shots, at Estella’s on Davis island. We have both been doing really well these past few months, so we decided to meet up and celebrate. While we were enjoying our cocktails on the patio, I got a call from the bank’s title company about the deal where I was waiting for the bank to sign the deed package…..the lady said she finally got everything she needs from the bank, so I should be able to pick my check up tomorrow (Monday). So, that’s a good thing.
Friday evening, my friend Jeff surprised me with tickets to the Moscow Ballet’s Great Russian Nutcracker. It was awesome. I took ballet from when I was 4 years old all the way up until high school. I still have my first pair of ballet slippers, and also my firefly costume from my first recital. They are so tiny. I can’t remember why I quit (probably because I was too busy chasing boys and getting into trouble), but it is one of the decisions in my life that I really regret making. I felt envious watching the ballerinas on stage.
After the show, we went to the legendary Bern’s Steakhouse for dinner (my first time)…. Holy crap- I have never seen a wine list like that before. We ended up closing the place down, and then our server (who was the best server I have ever had in my entire life, by far) gave us a tour of the wine cellar, which was absolutely unbelievable…
I didn’t get much accomplished yesterday (too much wine the night before), but today I went on a sign mission, and ended up finding yet another cash buyer- the kind of buyer that is going to make me a shit-ton of money in the very near future… This makes me quite happy.
I still have not done my Christmas shopping, and I am leaving Tuesday morning at 6am. I do this every year. I hate myself for waiting until the last minute, but I am a last minute kind of girl, so I guess I just need to accept it and endure the consequences of my severe procrastination.
Tomorrow is going to be hellish.

The deal that was supposed to close last Monday, then Wednesday, then yesterday, funded today, so it’s officially closed, finally. One of the wholesalers that I met about a month ago and who I have become fast friends with, is the one who brought me the buyer on this deal, and the deal that closed Friday was one that he had under contract and I brought him the buyer…. Soooooo…… we decided to head out to the beach to celebrate closing our first 2 deals together. We had a good time….

Everything is on track for the two deals that are supposed to close next week. Spoke to my new buyer today (I will refer to him as McHotterson from here on out), and he is ready to close early if possible, and, since my title company is handling the closing, we should definitely be able to get it done early. He also asked me to find him another deal before the beginning of next month, which, as you can imagine, was music to my ears. Sweet, delicious music……
