I had a fantastic weekend. Didn’t get a whole lot of work done, but I had a good time.

A friend of mine was in town for the weekend, so we hit the beach, threw some steaks on the grill, and had lots and lots o’ cocktails. Good times.

Oh, I also bet on Rachel Alexandra in the Preakness and won! I don’t usually bet, but I was feeling lucky, so I said what the heck.

I basically took the entire weekend off from all things real estate, so I’m ready to jump back in today and do some serious damage this week.

As soon as I finish this post, I’m heading to Laird Plastics to pick up 100 more signs, and plan on putting 10 out every day this week. That will get my phone ringing, and should land me some fresh new buyers. Buyers=money in this market, so I’m always on the hunt for new ones.

My goals for the week…..

(1) Put out 70 signs

(2) 21 offers (3/day)

(3) Run 3.5 miles/5 days

(4) Listen to T. Harv Eker’s Millionaire Mind audios (thanks to Kelly for sending them to me!)

DB Update and Accountability Monday #4

Well, turns out I couldn’t keep my mouth shut an entire two weeks, and me and DB ended up having it out on Thursday. It was pretty much a huge waste of my time and energy. He has so many lies made up he can’t keep them all straight. According to him, he hasn’t actually sold the Pine property (the one he screwed me on), and is still trying to “make things right.” I know this is a bunch of bs, and the only reason he’s saying it is because he doesn’t want me to pull the other 2 deals from him. I heard through the grapevine that he already has retail buyers lined up for both of them, so he would be losing out on a lot of cashola if I was able to screw him on these deals somehow. If I wanted to risk getting sued, I could tell him to take a hike and then find another buyer, but I really don’t think that would be in my best interest. Both deals have been extended until the 20th (next week), but I’m going to do everything I can to get them closed this week so I can be done with this guy…

Let’s see, what else?

I kind of slacked off on the goals I set for myself  last Monday….. I only ran 3 days the entire week, and only made 11 offers, which is pathetic. I was able to get another deal under contract, though. It’s another JV deal with a wholesaler friend of mine. It’s not a lot of money, but I have zero risk, and zero cash into the deal, and almost zero work. Can’t beat that with a stick.

This week, I’m sticking with the same as last:

(1) Run 3.5 miles/ 5 days

(2) Make 25 offers

(3) Get another deal under contract

I hope you guys/gals did a better job than I did last week. How did you do?

Hope everyone had a great weekend…….I spent most of mine working. I put out 30 signs yesterday so my phone should be ringing off the hook this week. I also managed to smash my thumb with a hammer while I was nailing a sign to a fence, which felt really good.

My friend already closed on this house, so I thought I would take advantage of the free advertising space and throw a sign up in the yard. I put this sign up around 3pm yesterday, and already have received 6 calls. The house sits on a corner lot right by a busy intersection, so it will get lots of exposure.

2 of my deals ended up closing late Friday, and I’ve got 2 that are supposed to close this week- one tomorrow, and one Friday. Watson title is handling the one that’s supposed to close Friday, and you all should know by now what that means: Ain’t gonna happen. I’m actually working on getting some “Watson Title Sucks” T-shirts made up. Because they suck so very badly…

Oh, I also finished up the goals I set for myself last Monday (finished the outline, and found 2 new buyers). I didn’t get them accomplished by Friday like I had planned, but had them done by the end of the weekend, which is good enough for me. Reading through the comments, it looks like about half of us accomplished what we set out to do, and the other half did not.

This week, my goal is to get at least one more deal locked up, and to get the FAQ section written for my new website. I think the Friday deadline comes a little too fast, so how about I give us all a full week to accomplish our goals?

Accountability Mondays

A few months ago, one of the members of my mastermind group (Shaun McCloskey) sent out an email to the group telling us about an accountability tool that he had been using with great success. Another one of the members of the group (Jerry), and I decided to take the idea and run with it. We set up a private wiki, that day, over on Wet Paint, and have been using it ever since to keep ourselves on track and accountable… each day, we both create a new page and list the tasks that we want to accomplish. Then, as we complete each task throughout the day, we go in and (X) them off of the list.

We started doing this on Feb 5th, and have kept up with it every day since. I even kept up while I was in Costa Rica… Here’s my entry for 2/23:

(1) Review goals (X)

(2) Swim 20 laps (X)

(3) Work on my tan (X) (I look like a lobster).

(4) Eat a lot of good food (X)

(5) Drink a lot of margaritas (X)

I’ve tried many times in the past to write out my to-do lists for the day, and to make myself follow through, but have always fallen short.

Having someone watching over my shoulder and holding me accountable has made a HUGE difference- I guess I don’t have the discipline to get things done when no one is looking. Whatever the reason, since we started doing this back in Feb, I have been more consistent and productive than ever before.

So….. with that said, I thought I would try something a little different today, and start “Accountability Mondays” on Flip This Wholesaler. I know a lot of you have expressed that you can’t find a suitable accountability partner, so I thought I would give you one…

Here’s how it will work…

We’ll all pick a goal to accomplish by Friday afternoon. Pick something that is challenging, yet attainable. Maybe something that you’ve been procrastinating for way too long. Then, report back here on Friday, and let us all know how you did. If you failed to complete your goal, come back on Monday and try it again. And again. Until you get ‘er done.

For all of you bloggers out there- feel free to post a link to your blog along with your goal, so we can all check on you throughout the week to see how you are doing. This will be a great way to get some new traffic to your blog, and will give you something to write about if you are short on material. icon smile Accountability Mondays

I’m seriously ready to do some damage this month!

Since my trip to CR, I feel refreshed, motivated, and ready to knock this year out of the ballpark.

Being a student of Steve Cook, one of things that he really pushes all of us to do is to have a vision of what we want our lives to look like. He encourages us to work diligently on our vision, and has been telling me for the last year, that once I get clear on exactly what I want my life to look like, things will just start to fall into place.

One of my challenges that I set for myself to accomplish before our next Flip Vips retreat in April, was to really work on my vision, because up until recently, I had kind of blown this off.

I’ve been spending a lot of time this year writing out my goals, and I can tell you it makes a huge difference when you get it all out on paper and start to really focus on what it is that you want.

It’s much easier to get where you want to be if you know exactly where you’re going, you know? I know that may sound cliché , but it’s true.

For the last month or so, I’ve been working on my vision- short term and long term, and I’ve been forcing myself to review my goals first thing in the morning, and right before I go to bed. I’ve tried to do this before, but it usually only lasts a week or so, and then I stop doing it.

This time (with the help of an accountability partner), I’ve managed to stick to it every single day, and it has already made a HUGE impact on my focus and productivity. I haven’t ever felt this focused and in control. Ever. Needless to say, it’s a really good feeling..

On to real estate…

The deal that I got under contract right before I left for CR is officially sold. Lee got the contract and deposit locked up yesterday afternoon. I think he ended up selling it for 31k, and I have it under contract for 22k, so that is good news.

Yesterday I went and looked at 5 houses, but didn’t get a chance to put any offers in, so that’s what I’ll be doing as soon as I’m done writing this post. After that, I’m heading out to look at 3 more houses that I’ll be offering on later today, and am also going to put some signs out for a few properties that my buddies have under contract. Need to get my phone ringing again.

That’s about all I’ve got for now. I’ve got a busy day ahead of me, so I gotta run….
