Happy Monday!

I hope everyone had a great weekend.

I was able to get much accomplished, and plan on doing the same this week.  I’m leaving for St. Louis a week from tomorrow, and plan on busting my butt until then.

The deal I’m working on with my wholesaler buddy looks like it is going to be OK to close after all.  I think, anyway.  We were going to try and close it before Christmas, but my buyer left for Puerto Rico last week and won’t be back until Dec, 29th, so we’ll have to wait until the last week of the month to do it.

I’m also working on another REO deal with Murphy that I am supposed to be getting a contract on today (fingers crossed).  He was able to get this one before it hit the market (pocket listing).  It’s in a great neighborhood, and I wanted to pick up some new buyers for this area, so I put a humongous sign in the front yard over the weekend, and my phone rang off the friggin’ hook.  I picked up a handful of new cash buyers from it, one of which said he will have a contract and deposit for me today.  We’ll see.

What else?

Oh, I’m forcing myself to go to Toastmasters tonight!  I’ve had it on my list of things to do for about a year now, and I was going to make it one of my goals for 2010, but then I thought- screw it- might as well start now and get it over with.

I’m terrified of speaking in public, and I know that the only way to overcome fear is by facing whatever it is that you are afraid of.  Sooooo….I’m heading to a meeting tonight at 6:30.

I’m hoping they serve cocktails there.  Hehe.

Happy Monday Guys and Gals!

I hope everyone had a fantastic Turkey Day, and gained between 5-7 lbs like I did.  Holy crap I ate a lot!  So did Jim. Here’s a pic of my brother Niko and Jim hanging out on the patio. Jim is giving me his best “Where the hell is my pumpkin pie?” look.

I did manage to make it to the gym both Saturday and Sunday, though, so that’s a good thing.   I’m having a little contest with myself to see if I can run 3.5 miles/day until I leave for St. Louis on the 22nd of December.  That will be 24 days x 3.5 miles, or 84 miles. Unless my back starts acting up again (hopefully not), I’m confident that I can get it done. You guys can all hold me accountable, eh?

Speaking of holding one another accountable, I had a great idea over the weekend while I was working on my goals for 2010.  One of those goals is to read at least one personal development book each month.  And that got me to thinking….. Hmmmm… hows about I start a Book of the Month Club where all of us read the same book, and then report back here on the first of the month to discuss?  I figured I could do a book review once every month, but I think it would be more fun if all of us did it together, you know, as a group.  What do you say?  (Hint: you say YES!).

So, without further ado, I’d like to announce the first assignment for the Flip This Wholesaler Book of the Month Club (drum roll, please)….. Million Dollar Habits by Brian Tracy.   I actually picked this up at the  library a few weeks ago, and so far it is excellent.   If you can’t find it at the library, that link there will take you to Amazon where you can get a used copy for $4.61.   They also have the audio version available if you prefer to listen…

I think this is the perfect book to kick off 2010, don’t you agree?  You have the whole entire month of December to read through it.  Then we’ll meet back here on January 1st to talk about the book and how we plan to implement what we’ve learned moving forward.  Most likely, we will all be millionaires by the end of the year.  :)

So, what do you say?  You in or out? (Hint: The correct answer is:  I’m In!)

OK, it’s time for me to head out- houses to see, offers to make….

Well, it looks like I’m not going to be able to pull this deal off after all. I’ve got a few guys that are on the fence about it, but I don’t think I’m going to be able to get them to commit by the end of the day today.

I ended up putting out 60 signs over the weekend (the goal was 100, but I didn’t quite make it). My phone was ringing off the hook yesterday, although most of the calls came from tire kickers and/or people who couldn’t speak English. That’s the way it goes sometimes..

I need to get a few more deals in the pipeline, so this week I’ll be making a massive amount of offers, and putting a massive amount of signs out looking for more buyers…

I hope all of you guys are doing well with the goals that you set for yourselves this month- today is the halfway point, so I thought I would update you with my progress.. I committed to getting up at 6 am 5 days/week (M-F), and getting my cardio out of the way first thing… So far, I am 11 for 11! I haven’t missed a day yet, and I have to tell you, it feels FANTASTIC! I’d like to start implementing a few more habits into my daily routine, but Leo Babauta is adamant about only working on developing one new habit every 30 days. I think I will take his word for it, being that he is a Zen Master and all..

Well, gotta run- the mls is calling me….

Accountability Monday. Kind of.

So, I thought I would switch up Accountability Monday a little bit this week.

After listening to the Harmonic Wealth cds on my trip to Destin, I decided that I need to make some serious changes to my lifestyle. I need to work on ridding myself of my bad habits (of which I have many), and replacing them with habits that are going to get me to where I want to be.

Over the weekend, I was poking around on the Internet, and stumbled upon a post by Tim Ferriss that talks about how to successfully create new habits. If you have a few minutes to spare, head on over there and check it out- I think you will like it. Go ahead and read it now….I’ll wait…

I really like the idea of only picking one habit to implement at a time, and then focusing on it for one month, as opposed to trying to revamp your entire life all in one fell swoop. This is what I have done in the past, and I know from experience that it does not work (think New Year’s resolutions). I feel confident that by picking one habit to work on at a time, that I will be much more effective than by trying to turn myself into Wonder Woman overnight.

After reading Tim’s post, I decided that today would be the perfect day to start a Power of Less Challenge…. it’s a brand new week, and a brand new month…. perfect timing! It is suggested in Leo Babauta’s “The Power of Less” (which I’m going to pick up at Borders today), that you tell as many people as possible about the new habit you intend to create- by posting it on an online forum, or sending out an email blast….

So…for the month of June, the goal/habit that I am going to focus on, is getting up @ 6am and doing my cardio (either running, swimming laps, or rollerblading). I am very inconsistent with my exercise routine, and I have been struggling with this all year. I feel fantastic when I get up early and hit the gym first thing, but I always seem to get sidetracked (usually by emails, Facebook, phone calls, etc), and next thing I know it’s 5pm and I don’t have the energy to do it.

I chose this goal/habit last night, and I was up at 6:15 this morning and in the pool by 6:30. My intention is to do this 5 days/week (M-F), and then take the other 2 days off.

I intend to follow through with this, and will be posting a new goal/habit at the beginning of each month, as well as reporting on my progress throughout the month.

I hope that you guys will join me in doing this- I think it is something that we can all benefit from. It is key to let as many people know of your intentions as possible- it will help keep you accountable and give you motivation to succeed.

Don’t wait until tomorrow, or next week, or next year, to start. Start today. Even if it is a small goal- start today.

5/26/2009

Well, I hope everyone had a wonderful holiday weekend! I got a lot of work done, and managed to get in a little play, too.

My sister called me a few days ago to tell me she and her husband and my nephew are going to be renting a condo on the beach in Destin, FL, so I decided that I’m going to drive up tomorrow and stay for a few days. I’ve never been to the panhandle of FL, but I’ve heard that it’s one of the prettiest parts of the state, and the beaches are supposed to be beautiful also. It’s a 6 hour drive up there (I think), which I’m actually looking forward to. I love me some road trips! I just got James Ray’s Harmonic Wealth (on cds), so I’ll be listening to those on the way. Oh, and rumor has it that there’s six, good-looking, 30-ish year old guys that are renting the condo next to my sister’s. So that’s a bonus. Hehe.

I was going to put up an Accountability Monday post yesterday, but I figured everyone was probably out celebrating the holiday, so I figured I would wait until today. I hope everyone is doing well with their goals that they set for themselves last week. I fell a little short with the number of offers I made, but I ended up scoring a deal, so I’m OK with it. I only put out 60 signs (was supposed to put out 70), and only ran 3 days (instead of 5). I finished up the Millionaire Mind cds, which were outstanding- thanks again Kelly!

This week, my goals are: (1) Sell the deal I just got under contract (2) Put out 70 new signs to find new buyers (3) Ban myself from Facebook (and the internet) until I get all of my work accomplished for the day.
