Shocking News…

You guys are all going to be shocked about this bit of information, so, please brace yourselves……

The pink house deal DID NOT CLOSE TODAY!!

I know, I know, it’s SHOCKING!

Heck, it’s only a month and a half past the original closing date- why on God’s green Earth would anyone expect the bank to actually be ready to close?

What the hell do they do all day over at Kahane and Associates, I wonder?

I imagine them sitting around playing Boggle, passing a bong around and eating ham sandwiches…..

Oh well- perhaps they will get to my deal next week.

Or maybe next month.

Or next year.

Assholes.

P.S.
I got another REO under contract yesterday. Could be my best deal yet. Well, unless the bank fucks it up somehow, which is entirely possible.

Have a great weekend!

My Thoughts On Mortgage Brokers…

Wednesday, July 9, 2008

THEY ALL SUCK.

Seriously. I have yet to meet one single mortgage broker that wasn’t a complete hack job. NOT ONE.

Why is that, I wonder?

Is that something they teach in mortgage broker school- to be a complete hack, and to over promise and under deliver? Do they also teach you guys to NEVER ANSWER YOUR EFFING PHONES?

Inquiring minds want to know.

Asset Manger, Asset Manager, Wherefore art thou, Asset Manager?

These banks, they kill me.

Apparently, the asset manager for the bank, whose signature is needed on the addendum in order to close this deal (REO #3) today, is MIA. Disappeared into thin air. When I asked the lady at the title co. if she tried to call her, she told me she doesn’t have a phone.

That’s interesting.

Perhaps she communicates via Carrier Pigeon? Or, Maybe, The Pony Express? That would explain the 7-10 days it takes her to get anything signed/emailed/faxed, etc. It all makes perfect sense.

So……We continue to wait.

I’m irritated.

The Waiting Game

1/14/2008

The listing agent of the REO that I made an offer on over the weekend called to tell me she received my offer and would be submitting it to the bank.

I don’t see why it wouldn’t get accepted, seeing that it was a cash offer for over list price, but who knows what sort of shenanigans are going on. My offer price on this one was $55,000, and I plan on marketing it for $59,000. I don’t think it will be hard to sell at that price- it’s a 3 bedroom block home in a semi-decent neighborhood. Now I just have to wait….

Oh, guess who called me Friday asking if I had any properties available……. Crazy Caroline!

Can you believe it?

She said she’s in buying mode again, and told me to send her what I have.

One of my wholesaler buddies just got a property in one of the areas she likes, so I sent her the info and she went to check it out this afternoon. I should be hearing back from her tomorrow.

Who knows, maybe we will end up being friends after all, and one day while we are having mimosas over brunch I will tell her all about my blog- how I refer to her as “Crazy Caroline” , and how when I first met her I hated her guts and thought she was possessed by the devil.

Hehehe.
