Hi Everybody!

I just landed in Memphis and have a 2 hour layover, so I thought I’d write a quick post while I’m sitting here sipping my Bloody Mary.  (Don’t judge- I’m on VACATION!). :)

I had planned on writing a post last night, but just like last year, I ended up waiting until the last minute to pack/Christmas shop/wrap gifts, and was running around all day yesterday like a chicken with my head cut off.  I didn’t end up getting to bed ’til 2am and had to be at the airport at 4:30, so I’m a wee bit on the tired side.  Procrastination rocks!

I ended up getting that deal with my new buyer closed on Friday, so I’m pretty happy about that.  The other one should hopefully be closing next week, and I’m going to try my darndest (is that a word?) to get one more deal signed up before the end of 2009.  I’ll be back in Tampa on Sunday so I have 5 days to make it happen.

I’ve been working my butt off these last few weeks, so I’m really excited to have some time off to just hang out with my family and do a whole lot of nothing….

Anyway…. I just wanted to pop in and say hi, and also to wish all of you a VERY MERRY CHRISTMAS!!!

Toastmasters, Craigslist, and Free Stuff.  Oh My!

So, I went to Toastmasters on Monday night.

There were a lot more people in attendance than I was expecting.  I was also not expecting to be one of only three women at the meeting.  Kinda felt a wee bit out of place, to be honest.

I didn’t have to give a speech or anything, I just had to stand up at the end and say a few words about why I was there and what I thought about the meeting.  The first word out of my mouth, of course, was “Um.”  I’m going to have a huge problem with my Ums, I think.   They actually have a guy who shakes a can full of change when people say “Um” during their speeches.  Totally annoying, yet highly effective.

I can go one more time as a guest and just watch, and after that, I apply to become a member and then I have to start speaking.  I’m going to be a nervous wreck about it, but I guess that’s the point, eh?

Moving on to the real estate front….

The guy who was supposed to bring me a contract and deposit on Monday called to let me know that he changed his mind.  Apparently when he went to look at the house the first time, he didn’t realize it was wood frame and not concrete block. I don’t really know how that’s possible, and I was pretty annoyed, but whatever.

Speaking of annoying- have any of you tried posting deals on Craigslist lately?   What a waste of time.  I’ve probably posted 30 ads over the last few weeks, and the only responses I get are from people trying to get me to go to their website and fill out a stupid questionnaire.  I get 2-3 of these every day, and they all say pretty much the same thing.  Here’s one I got this morning that I really enjoyed….

I was going to just blow this one off, but once I read the part about them making decisions in REAL TIME, I decided to go ahead and transmit business with them.  After all, it’s not every day that a company who has a perquisite of conducting a large amount of sales, decides to reconnoiter my state.

Hope you all had a wonderful holiday weekend..

I had a nice, relaxing time hanging out with my Dad, sister, and nephew in St. Louis.  We ate, drank, and be’d merry.

My sister and her husband just got a great deal on an REO that is right up the street from their house, so we went to check that out while I was there.  Turns out that Countrywide uses the same lock box code in St. Louis that they do in Tampa (CHE-).  Hehe.

I brought my trusty camera along and snapped some pictures while I was away…

So, anywho, I’m back in sunny F-L-A and ready to get some work done.  I brought my laptop with me to St. Louis and was planning on doing a little work while I was there, but as luck would have it, my Sony Vaio that I got earlier this year has taken to randomly shutting itself off for no apparent reason.  This makes me really happy, as you can imagine.

Well, that’s all I’ve got for now.  I’ve got another Reader Mail video coming up in the next day or two, so stay tuned..

Deals, and Oprah, and Stuff..

Holy crap, Blogosphere- long time, no post.

I do apologize for my severe lack of posting lately.   I think I said that last time, but I’ll just go ahead and repeat myself.

I  have a pretty good excuse for my absense, though…

I wasn’t even going to mention this yet, but Oprah (Winfrey) found out about my eBook, and she had her people contact my people, and next thing you know, I’m off to Chicago for meetings and such.  She’s preparing to launch her “eBook of the Month Club,”  and wants Flip This REO! to be a part of it…

I’m still thinking it over.

So, anyway, things have been kind of crazy over here, as you can imagine..

I know it was six years ago when I wrote about it, but remember those two deals that I was working on with Murphy?

Well, one of them, as it turns out, has some serious settlement issues going on (as in, it’s on a sinkhole).   I don’t know if you guys in other parts of the country have to deal with sinkholes, but they’re all over the place in sunny F-L-A.

This isn’t the first time this has happened to me, and if I wasn’t deliriously tired right now, I would search through the archives and find the post about the other time I thought I had the deal of the century and then I went back to inspect the house for the 2nd time and realized that I had a big problem on my hands.  Remember that?

Actually…..wait a sec……..here it is.

So, anyway, long story short, the back of the house looks kinda like this…

It’s not quite that bad, but bad enough to put the kibosh on the deal.

In case you’re wondering how in the heck both of us could have missed something like this, I don’t really have an answer for you.   Apparently, we both had our heads up our asses when we walked around the house..

Thankfully, the bank’s addendum included a 10 day inspection period, so Murphy was able to get out of the contract and get his deposit back.

I wonder if I learned my lesson this time? I also wonder if that sentence should have a question mark after it?

We found a buyer for the other deal, which is supposed to close at the end of the month.   Unfortunately,  we have the worst  title company in the whole wide world handling the closing, so I’m not holding my breath.

(BTW, I just Googled “Watson Title”, and apparently I’m not the only one who thinks they SUCK.)  And no, Filip Kunovski is not my alias.  Although, the name does have a nice ring to it..

Let’s see….what else?

I’m leaving for St. Louis tomorrow to visit with my sister and nephew, and then my Dad is coming down from IL and we’re all heading to the sticks of Southern IL for a family reunion where there will most likely be a pig roast, and possibly a tractor pull.

And hopefully, lots o’ beer.
