Busy day today.

I got counters on three of the properties I offered on earlier this week, one of which was a 10k price drop. It’s usually a good sign when the bank drops the price substantially on the first counter, so I’m thinking I can get them to come down a little more. I’ve been after this particular property for about five months now- it keeps going under contract and then popping up on the market several weeks later.   Good news for me, bad news for the bank…

If I can get them down a few thousand more, I’ll have myself a deal.   The property is in a neighborhood that one of my favorite buyers likes, and I know he is looking for deals right now, so hopefully it will all work out.

I also got a call from an REO agent today about a property that I offered on almost 3 months ago.  At that time, it was listed at 33k and I offered 13.5k.   The bank rejected my offer three months ago, but the agent told me they are getting ready to do another BPO and she thinks the bank will take 13.5k this time around.  I haven’t been inside the house since I made the first offer three months ago, so I’m going to go check it out again in the morning to refresh my memory…

Let’s see…what else?

Oh, one of my wholesaler friends called to tell me about a property that is about to hit the market in the next day or so…  The listing agent is giving him first dibs on the house (damn dirty agents!!!!),  so I went to check that out today as well.  Another one of my buyers is looking for properties in this neighborhood in the same price range, so this could potentially turn into a deal, too.

I’ve also got about 10 other offers floating around, so I should be getting feedback from those over the next couple of days.

Lots of lines in the water, just waiting for a bite..

Hola Blogosphere!

Hope Everyone had a fantastic weekend…

I got quite a bit of work done- looked at 13 REO properties, and made 12 offers.

One of my offers was for 5k.  Hehe.  This particular house has been listed for close to two years, is a total piece of crap, and I figure the bank has got to be getting sick of it by now.  I’ve made 9 offers on this property over the course of the last two years, so maybe the tenth will be a charm?  Or maybe the idiot asset manager(s) will keep holding out for more money and continue to hang on to the property for another two years.  That sounds more logical, eh?

In other news, my buyer ended up passing on the deal I was talking about in my last post. As luck would have it, another wholesaler sent out a deal in the same neighborhood that was a little bigger and on a better street, so my buyer ending up taking that one instead.  Son of a…

The good news is, I spent the weekend marketing the crap out of this house (signs, ads on Craigslist, etc), so my phone has been ringing off the hook, and by the end of the week, I expect to have a slew of fresh new buyers added to my arsenal.  So that’s a bonus.  See how I turned lemons into lemonade?

This week I plan to keep marketing the crap out of that deal, and make as many offers as possible on REO properties.

My goal is to close 6 more deals by the end of the year, so I guess I better get moving…

Gotta run- I’m off to Starbucks for my Pumpkin Spice Latte fix..

Saturday Evening Ramblings…

So, I got quite a few emails about my last post.  Seems like everyone really likes the “Reader Mail” video thing, so I will definitely be posting more of them.  I was a little bit apprehensive about doing videos,  so I’m glad to hear you guys approve…

I ended up slacking off in the offer-making department this past week, so I got up early today, picked a bunch of houses to look at, and just now got finished sending offers in.  I ended up making 16.   Kinda went a little overboard, but I haven’t made any offers in a long time, so I figured I might as well jump back in and make a big splash.

The mastermind group that I belong to (the Flip Vips), is having our second retreat of the year in Chicago two weeks from today.  I’m going to fly up a few days early to see my parents, so I’ll be gone for almost a week.   My goal is to have at least one property under contract before I leave..

Speaking of the Flip Vips, I got an email earlier today from JP over at REI Tips.com, letting me know that  Bob Norton’s KISS Flipping program is back on the market as of today!    I know there were some people who were not able to get in on the training last time around, so if you were among those who missed out, make sure to head on over and sign up.    You won’t be disappointed…

The call with the realtor went smoothly. We are using my title co. still, but are going to use her contract. Next time around, I will ask for proof from the seller that the listing can be/has been cancelled. I started marketing the property today, and have an investor looking at it Monday. In the process of looking for a buyer, I made some really good contacts, one I ended up meeting w @ Satrbucks to brainstorm.

I realize now how important it is to have a large buyers list. One guy I’ve been talking to has over 400 people on his. I’m going to really work on that from this point forward.

I made 3 offers today, one on a listed property, two on FSBOs. No one was interested in my offer. No phone calls from postcards. I think the postman is throwing them away.

I’m still shooting for getting another one under contract by the end of the month , so I’m going to have to try even harder, make more offers, and be more focused.
