Greetings, Blogosphere!

Hope you all had a wonderful holiday weekend..

I had a nice, relaxing time hanging out with my Dad, sister, and nephew in St. Louis.  We ate, drank, and be’d merry.

My sister and her husband just got a great deal on an REO that is right up the street from their house, so we went to check that out while I was there.  Turns out that Countrywide uses the same lock box code in St. Louis that they do in Tampa (CHE-).  Hehe.

I brought my trusty camera along and snapped some pictures while I was away…

So, anywho, I’m back in sunny F-L-A and ready to get some work done.  I brought my laptop with me to St. Louis and was planning on doing a little work while I was there, but as luck would have it, my Sony Vaio that I got earlier this year has taken to randomly shutting itself off for no apparent reason.  This makes me really happy, as you can imagine.

Well, that’s all I’ve got for now.  I’ve got another Reader Mail video coming up in the next day or two, so stay tuned..

For those who didn’t catch my sarcasm on my last post….. I was only kidding about the whole Oprah thing.   Trust me, if anything like that were ever to happen, I will devote an entire blog post to the topic, and the post title will read something more like…. “HOLY SHIT PEOPLE, I’M GOING TO BE ON OPRAH!!!

The Flip VIPs Trip

So, I finally got back in town late last night after a fantastic trip to IL.

I spent the first 3 nights hanging out with my Mom, and then headed to the city on Friday to meet with my mastermind group, the Flip VIPs.

For those who are newcomers to my blog, the Flip VIPs is a mentoring/mastermind group headed by Steve Cook (of Flippinghomes.com).  I was invited to be a part of the group in January of 2008, along with 10 other investors from different parts of the country.

Along with having group calls once a month, and a one on one call with Steve once a month, we also have 3 retreats throughout the year where we get together to brainstorm about our businesses, set goals for ourselves for the next 4 months, and just have a good ol’ time..

In case you couldn’t tell, we had a great time.

We also got some business done, and put the finishing touches on a project that we are all collaborating on.  I’m not allowed to give any details just yet, but we’ve got something extremely cool in the works that I’m really excited about. :)

So, anywho, that’s what I’ve been up to.  Had a great time in Illinois.  Between my Mom’s cooking and the dinners out in the city, I gained about 5 pounds, but it was definitely well worth it.

I had a great time in Destin.

It’s so peaceful up there.

The condo my sister rented was right on the sand, and the view was absolutely gorgeous. I saw about 10 dolphins, as well as a huge sailfish of some sort, that jumped about 3 feet out of the water. I brought my camera along and took some pics while I was there…

I tried to snap the picture when his body was more out of the water (the dolphin, not the guy), but I wasn’t fast enough with the camera. You can see it a little better if you click on the picture, but it’s still kinda blurry.

I took the scenic route on the way up, and it ended up taking me about 8.5 hours to get there. The drive was really pretty, though, and I had my Harmonic Wealth cds to listen to, so it went by pretty quickly. I also managed to put a deal together with Murphy and one of my buyers while I was en route, so I’m quite happy about that.

Oh, and the deal that was supposed to close on the 28th (the one that has been extended twice already), did not close. The bank is still too busy to sign the deed package, so they asked for another TWO WEEK extension. Everything is ready to go at the title company- all the bank needs to do is sign a few documents, but they are dragging their feet for some reason. It’s very frustrating, but there’s nothing I can do about it except wait impatiently for them to pull their heads out of their asses…

Anywho, that’s all I’ve got for now. Gotta go get ready for the big Cavs/Magic game tonight

Weekend Update/ Accountability Monday #5

I had a fantastic weekend. Didn’t get a whole lot of work done, but I had a good time.

A friend of mine was in town for the weekend, so we hit the beach, threw some steaks on the grill, and had lots and lots o’ cocktails. Good times.

Oh, I also bet on Rachel Alexandra in the Preakness and won! I don’t usually bet, but I was feeling lucky, so I said what the heck.

I basically took the entire weekend off from all things real estate, so I’m ready to jump back in today and do some serious damage this week.

As soon as I finish this post, I’m heading to Laird Plastics to pick up 100 more signs, and plan on putting 10 out every day this week. That will get my phone ringing, and should land me some fresh new buyers. Buyers=money in this market, so I’m always on the hunt for new ones.

My goals for the week…..

(1) Put out 70 signs

(2) 21 offers (3/day)

(3) Run 3.5 miles/5 days

(4) Listen to T. Harv Eker’s Millionaire Mind audios (thanks to Kelly for sending them to me!)

Things are pretty good in Steph Land right now.

So good, that I’m afraid I’m going to get hit by a bus or something next time I leave my house.

I ended up getting two more deals locked up over the last couple of days, which brings my grand total to FIVE…2 of the deals I’m working with Murphy, 2 of them with Lee, and one of them with the guy who gets deals before they hit the mls. And I still have almost 2 weeks before the end of the month to rack up a few more.

On top of that, I have about 10 cash buyers actively looking for deals, and from what I understand, the second wave of REOs is on it’s way. I’ve talked to a few of the agents around town, and they all seem to agree that Tampa is going to get pummeled with inventory in the very near future.

It’s like a perfect storm for an REO wholesaler, and let me tell you, I am ready to do some damage.
