It feels good to be back in the swing of things. Took me a day to get back on track, but now I’m ready to do some damage..

The deal I was working with Lee closed on Tuesday.

Still waiting on the bank’s title company to get everything ready for the duplex deal. This, of course, is the one I’m working with Murphy, and I’d like to just go on the record as saying that I think this deal is going to be added to the list of deals that we’ve worked together that have crashed and burned.

I get the feeling that something is awry, and every time the phone rings and it’s him calling, I just know he’s calling with bad news. Supposedly, the bank is trying to negotiate with the city to get a lien reduced (or something), but it seems to be taking an awfully long time, and I just think there is something else going on. Or maybe I am just paranoid because every deal that we have ever worked on together has ended up in the dumpster.

Yesterday, I got a call from an agent on a property that I offered on on (on on?) January 20th.

In case you don’t have a calendar handy- that’s over 2 weeks ago. Anyway, the property is listed at $29,900, I offered 11k (hehe), and the bank countered at $18,900.

Nice.

This house is a glorified shack, but if I get it cheap enough, I can sell it. Usually when they come down that far off of list price right off the bat, they will come down more. I’m pretty sure I can get 19k for this (famous last words), so I countered back at 13k yesterday afternoon, and hopefully will get a response back today.

I love getting good counters on Fridays, because then I have the entire weekend to get my buyers out there to look and give me feedback.

I’m back on the offer train, so today I’ll be looking at more houses, putting some signs out (in the cold), and blasting out some more offers…

Back In The Saddle

Well, I took my Dad to the airport this morning, and now I am ready to get back to work. I haven’t made a single offer in NINE DAYS, and I am starting to go through withdrawal. I’m not kidding.

I don’t think I mentioned it in my last post, but I closed my first deal of ‘09 last week.

I have another one closing today that I am working with my wholesaler friend, Lee, and then there is the duplex that should have closed last week… they are waiting on a payoff on some sort of lien, or something like that, so who knows when that one will close.

Oh, and then there is the deal I’m going to lose money on, which I don’t really want to talk about right now. Except to say that it would be really nice if the title company (Watson, who SUCKS) was not ready to close on the 10th, so I could cancel my contract and get my deposit back. That would be awesome, but I’m sure this will be the one time in a million that they are actually ready to close on schedule. Bastards.

Since I don’t have any other deals of my own to sell right now, I called my buddy Lee (the one I am closing the deal with today), to see what he has available. I don’t think there is a wholesaler in Tampa who does more volume than him, so I always go to him when I don’t have any of my own deals to sell. I’ll be marketing the living hell out of a few of his deals over the next couple of days, which will get my phone ringing again, and get me back into the swing of things, and hopefully make me some easy cashola.

Could It Be? A Christmas Miracle??

Oh boy. I am a happy camper right now! I closed one deal today at the last minute after sitting at the closing table for two hours because of a code enforcement lien that the bank’s title company missed, and my buyer’s title company had to get some sort of affidavit signed from the seller saying that the lien was not theirs. Or something like that. It was a really good time, and during those two hours of waiting, I got to know my sans-ID-buyer a little more, and I have to say- I am intrigued by this guy. I do not think he is an axe murderer or child molester, or anything like that, but I think he got into some trouble (drugs) a long time ago (circa 1989), and then skipped town, changed his name (to one of the most common American names), and moved to Tampa. This is just a theory I have, but I am a pretty quick study, and after talking to him for 2 hours, I feel fairly confident with my assumptions. And that’s all I have to say about that.

The other deal that we signed docs for yesterday, is still not closed because the bank still hasn’t sent the deed package to their title company. I will get to the bottom of this one tomorrow. I think it is just a matter of harassing a few people (by harassing, I mean calling them every half hour until they get it done), and as you all know- I have a masters degree in harassment.

And then…the cherry on the cake of my day….I just got the HUD emailed to me from the bank’s title company for deal #4 that is supposed to close tomorrow, and that I thought would never close because the bank’s title company forgot to order the lien search until last week. This is great news!

4 deals in one week.
Not trying to toot my own horn, but I kinda feel like a rock star right now.

Well, I had one closing this morning (yay!), and am supposed to have another one sometime this afternoon, but not sure if that’s going to happen. This is the one where I’m using my buyer’s title company because the buyer doesn’t have an ID, and also, the bank is using a title company in Tampa which is a new one for me. I sense impending doom with this deal. I’m just waiting for the phone call any minute now. The attorney from my title company told me this morning to give him a call if I ran into problems, so that’s always good.

The other 2 are supposed to close Friday, but I doubt they will. Would be nice, but I just don’t see it happening. I’m leaving early next Tuesday to freeze my ass off in St. Louis for five days, so if the other 2 don’t get closed by Monday, we’ll have to wait until after the holidays, which is going to piss me off, but what can you do?

My buyer from the closing this morning told me he is ready for more. That is a good thing. I’ve got several other investors looking for more houses, too, so I’ll be making offers like a mad woman this week and hopefully will get one more deal in before the end of the year (well, not closed, but at least under contract).

I still have to do a little Christmas shopping, and I can’t think of anything I’d rather not do than set foot in a mall the week before Christmas. I don’t know if I can do it. Maybe I will have a bottle of wine first and then take a cab to the mall. That should dull the pain a little bit…

I probably shouldn’t even be writing this, because I have a nasty habit of jinxing myself by saying stuff like this, but……. It looks like at least 3 of the 4 deals that are supposed to close next week, are actually going to close next week. I’m a little shocked/skeptical/afraid to go outside because I’ll probably get hit by a bus, but it appears like it’s actually going to happen. The 4th one (the one where they screwed up on the addendum), may close too, but I just haven’t gotten a verbal confirmation from anyone yet.

2 of these deals are being closed at my buyer’s title company (the buyer who is sans identification), and even though they have told me 12 times that they will do a simultaneous closing, I still think they are going to screw it up somehow. I’m just waiting for the phone call where they tell me they misunderstood what I was trying to do, and that it is really illegal to do simultaneous closings, and that I’m going straight to hell. I had dreams about it last night, and I’m going to be a nervous wreck until they actually close.

One of the deals is actually ready early (this is the one where I went directly to the asset manager). It’s supposed to close next Friday, but they contacted my title company today and said everything is ready. I am SHOCKED. Of course, now my buyer isn’t ready, but I won’t get into that right now. He’ll be ready by next week (he’s actually in Columbia right now and won’t be back until then). It’s always something…

I haven’t made any offers these last few days because I’ve been busy putting fires out and harassing people. I guess I better get back to making them, though, cause I’m not going to have anything in the hopper once these deals are closed.

That would be the best Christmas present EVER if I could close all 4 next week.

I can dream, can’t I?
