Hi there, I’m Steph Davis…welcome to my blog.
I started this site back in October of 2006 when I was a bartender in Tampa, FL. I was broke and miserable at the time, and desperately wanted out of the bar scene, which I had been stuck in for the last 10+ years.
I bought Carelton Sheet’s “No Money Down” real estate program about 4 years prior, and bought my first (and last) rental property in 2003 using the techniques I learned in that course.
Luckily, I ended up selling that property at the very top of the market (Feb 2006), and even though I made a pile of cash despite the fact that I did EVERYTHING wrong, I knew that being a landlord wasn’t for me.
Soon after I sold the rental property, I discovered a real estate technique called “wholesaling” that allows you to make chunks of cash very quickly with little to no risk, by putting properties under contract and then selling the contracts to other investors for a fee.
I ended up closing four wholesale deals by the end of 2006 (beginners luck), and despite the fact that I had only closed a handful of deals and didn’t really know what the hell I was doing, I decided that on January 1st of 2007, I was going to jump into wholesaling full time, leave the bar scene once and for all, and never look back. No matter what…
I thought it would be smooth sailing ahead, but 2007 turned out to be a disaster of epic proportions…
After quitting my job in January, it ended up taking me SIX MONTHS to close another deal, despite the fact that I was working my ASS off every day and night.
Six months is a long freaking time to go without making a single red cent. I was living on Ramen and tap water, and at one point had to borrow money from my Dad to keep the electric on.
To say I was discouraged would be the understatement of the year. I was broke and miserable, and on the verge of throwing in the towel.
Luckily for me, I am one of the most stubborn, hard-headed people you will ever meet (most times this does not work in my favor, btw), and I just absolutely, flat-out, refused to give up. I would live in my car or under a bridge if need be, but there was no way in hell I was going back to the bar (or any other job for that matter), after all of the hard work I had put in.
No chance.
I wanted it too badly, and nothing in this world was going to stop me, so help me God.
Long story short (too late), I FINALLY ended up landing a deal.
And then another.
And another.
And another.
Momentum is a very powerful force in life, and even though it may take what seems like forever to get that proverbial boulder pushed up the hill…once you get it to the top and it starts it’s downward journey- it becomes a force to be reckoned with.
And so did I.
Fast forward to 2013…
Since then, I’ve closed more deals than I can count, have written two best selling wholesaling courses (Flip This REO and The Cash Buyer Ninja), and have recently moved across the bridge from Tampa to St. Pete FL, where I plan on kicking some major ass.
I continue to update this site with videos, interviews, and as much useful information as I possibly can, because I know what it’s like to be a broke beginner, struggling to get that first deal.
I also know that if you want anything in life badly enough and are willing to keep fighting for it no matter how many obstacles appear in your path…YOU CAN DO IT.
