Wholesaling Houses in 2016: Tips For Your Success

Hey everybody, Happy 2016 to you!

On January 1st it was my 9 year anniversary of quitting my job as a bartender and going into business for myself as a wholesaler. It’s hard to believe it’s been that long, but I still remember it like is was yesterday.

I know there are a lot of people out there who have resolved to make this year the year that they fire their boss and go into business for themselves, and so I put together a video to give you some tips and advice for how to make that happen.  Some of  the information you may have heard before, and some of it you may just need to hear again in order for it to sink in. :)  Either way, I hope you enjoy the video and I hope it inspires and motivates you to get out there and give it all you’ve got!

    Good to see you again! You’re ideas have helped me in my real estate brokerage business. I have found a niche finding listings through absentee owners in my county. It’s an improvement but not the answer to mankind’s problems, which is God’s Kingdom. He actually owns all the property and everything else.

    Steph that’s was some real good Info for newbies starting out
    Steph the part about the naay sayers I believe is a very important part for Newbies to get past.
    I found that what worked best for me was to stick/hang around lots of like minded people.
    Steph I also like to say that in Real Estate for me the #1 most important things that is very important & crucial in Real Estate is Communicating talking/speaking to people & with people. You have to do it all the time weather it be with a Realtors,Sellers Buyers,neighbors,like minded people,Mentors,etc.etc.. it’s very very important in the daily life as a Real Estate Investor.
    When newbies can get past that …it all comes together & snowballs like you said in the Video Steph.

    Thank you for confirming that most people will not be successful immediately. I have gotten discouraged because things are not moving fast enough in Wholesaling and I still have not found a Coach.

    I am determined to be successful at this even if it is slow. This will be my primary “job.”

    Hi again,

    I almost forgot, I have an important question. I noticed you mentioned that you have at least nine years of experience Wholesaling. And you may have mentioned this in another video, but I have heard a few people who are experienced say on their videos that we should not actually tell the Seller that we are Wholesalers and we should not tell them that we will find a buyer for them.

    They say that we should only say that we will buy their house and leave it at that. What is your take on this? Because I am a terrible liar and I feel like it is lying if I tell the Seller that I am going to buy their house, knowing I’m not going to.

      Hi Torya,

      I’d say do whatever you feel most comfortable with. If you don’t feel right telling them you’re going to buy their house when you know you will be wholesaling it, then don’t. There’s really no right or wrong way in my opinion. Just keep in mind that if you tell the sellers that you’re not actually going to buy their house, they may not be as receptive to your offer.

      Hi Hamza,

      You can use Zillow or other free online resources to get recent comparable sales. I don’t recommend using the “Zestimate” to determine value, though, just look at the recent sales to come up with the value on your own. Also, many counties have their public records online so you can check recent sales that way as well.

This is a great video….I started wholesaling part-time a few months ago with the hopes of leaving my job and I’m happy to say that I was able to do that very recently.     Wow! I truly enjoyed this video. I’ve been studying wholesaling for a while but never took action. My burning desire is to be FREE from a job and the fact that I absolutely love the idea of wholesaling, I’m hoping it does that for me. My question to you is, do you know of anyone wholesaling successfully internationally. I’m in Canada and I’d like to wholesale US properties out of Canada. I know it’s being done.
