I was wondering how yoy can find the contact information for people who own vacant houses. I have seen a couple of vacant houses in my area and was able to find the owners, but can’t find how to get in contact with them! I would appreacite all and any answers!!!! Thank You! Angel

Hi Angel,
Have you tried mailing them a letter? Their mailing address can usually be found on the tax assessor’s website. Also, a lot of times you can find their phone number by doing some investigative work on Google. Many times if you just Google someone’s name you can get quite a bit of info if you dig a little.
If that doesn’t work, you can try using a skip tracing service to find out more info about them.

It was an awesome testimony. I commend Jamal for his due diligence. Thanks Steph for providing us with his experience for us to emulate. Jamal mention that a Sean Perry had a series of poscasts where he learned a lot of the things he did. I can’t find him anywhere. Do you have any info on him and I hope this is not an inappropriate question.

No. I speak with them on the phone prior to the interview to get all of the details and take notes.

Great podcast with Jamal. Very inspiring!! Just have a question. I have a small deal and it will cut too much into the profits if I try to do a double close. So when doing an assignment, when does the end buyer find out what you’re making in the deal? Is it on the HUD-1? Don’t they have to see a copy of your contract before they agree to the assignment? Thanks again for the great podcast and answer to my question.

Hi Damon,
Your end buyer will find out how much you’re making when you sign the assignment of contract agreement. It basically says that you’re assigning the purchase and sale contract over to them for X amount, so they will know right away.

Hi Steph,
Just watched your video on Simultaneous closings. This was AWESOME INFO! I just need to know who we contact to request a “Courtesy” closing and when? Also, if I do use transactional funding do they send their funds to the Banks title co or to my B-C title/closing attorny.
If I can work this out I’m pretty sure I’ll have my first deal under contract. They countered on price and added that we have to use their closing attorney. That’s when these questions came up.

Another inspirational interview! Sounds like you ended up getting the deal instead of the other investors who were marketing to her because of followup! It’s very odd how some investors will spend the time & money to send out direct mail, but don’t pick up the phone or bother calling people back! Great job leveraging other people by joint venturing with the other wholesaler … I’m glad that went smoothly!
