Helllllllooooooooooooo Dear Blogosphere!

Long time no post.

Geeze it’s been so long I don’t even know where to begin…

I guess I first should wish everyone a Merry Christmas and Happy New Year!  I know it’s kinda late, but better late than never, no?

I went up to St. Louis for the holiday to see my sister and nephew, and my Mom and Dad were also there, so I got to see them too.  It snowed while I was there, and even though I thoroughly detest winter and all of it’s accompaniments, it was actually kind of a pretty snow (never thought those words would escape my fingertips).  I took some pics of the pretty snow as well as of the family…

So, anyway, that was my pretty white Christmas.  Ho Ho Ho.

Then when I got back to Tampa I caught some sort of flu or cold or something like I do every year around Christmas time, so I spent a few days in bed.

And then I’ve taken the last few weeks to do some soul searching.

Hehe.

Just kidding.  I haven’t really been doing any soul searching.  I’ve just always wanted to say that. Makes me feel like I’m in a soap opera or something.  Or a cheesy romance novel with Fabio on the front cover.  He can’t believe it’s not butter.  Teehee.

Anyway.  What I’ve really been doing these last few weeks, is kind of cheating on this blog by spending lots o’ time creating content for my other website, which has taken off quite swimmingly since we launched it about a month ago.  We’ve got over 100 members signed up already (including two of my blogging pals Carey and Steph), so between writing content for that blog, creating wholesaling training modules for the members, and then answering questions in the forum- I haven’t had a whole lot of time to do much else.

Apparently I totally suck at multi-blog-tasking.  Is what I’m trying to say here.

Oh, and speaking of having multiple blogs, I’m also putting the finishing touches on my personal blog that I’ve been procrastinating doing for about 6 months or so.  It’s not going to be about real estate or business or anything serious- it’ll just be me horsing around (imagine that) and taking pictures and attempting to cook (Chef Steph in the hiz!) and other fun stuff.  It’ll be totally different from this blog where I’m all serious and proper all the time.  Heehee.  I’ll post a link to it once it’s up and running, which should be in the next week or so.  Ish.

As far as my wholesaling business goes, I’ve kind of switched gears from aggressively pursuing deals to a more passive strategy that basically consists of doing deals that fall in my lap.  I’ve built up quite a network over the last 4 years of both wholesalers and buyers, so for the time being I’m just putting the two together if something comes my way.

I’ve alluded to this several times since I started my blog, but for those of you who missed it- my ultimate goal is to take off and travel the world (and blog about it).  In order to do that, I need me some passive income streams flowing into my bank account, and unfortunately, the wholesaling business model that I have been working for the last four years, is anything but passive.  I know there are people out there who have automated their wholesaling businesses (or so I’ve heard), but mine is about as hands-on as it gets.  So, my focus for 2011 is to work on building up other sources of income that are much more passive, while still doing any JV deals that come across my desk.

And then in a couple of years (or sooner) I’ll be off to explore the world.  I haven’t ironed out all the details yet, but what fun would it be if I did that?  :)

So anywho, that’s my story in a nutshell, Ladies and Gents!

I’ve got lots of cool stuff planned for this blog in 2011, and I promise not to disappear for a month ever again.  Well, unless R-Fed finally proposes to me and whisks me off to an island somewhere in the South Pacific.  Then you might not hear from me for awhile.  But I’ll be back eventually. icon smile Holy Shit  Shes Alive!     Welcome back, Steph, we really missed you….a wicked lot, as we say up in these parts. :-) But, at least we’ve been able to see you over at DMC! And for fear of sounding like a cheesy infomercial, DMC rocks and is well worth the price of admission. I’ve learned so much already.

    I think we all have passive money on the brain in 2011. It’s the only way to roll, it seems!

    I am really looking forward to seeing your personal blog and seeing what it looks like when you really let loose. I cannot believe you would put a curse word in your subject …. what can you POSSIBLY do in your personal blog to be more Steph-like?! I am scared and excited to find out.

    Now here’s for the funny side story … I’m sitting in a bar near the hotel I am staying in somewhere in Phoenix – seriously have no idea where I am and Google says the nearest Starbucks is 1.7 miles – there’s one every other block where I come from so not sure what’s with that – but anyway… I was reading your post and actually spat some lettuce right out onto my brand new Mac as I laughed out loud and even better … some guy looked over at me to see what I was laughing at and probably saw the green flying saucer. I should have held up my wedding band and said “sorry buddy I know I am sexy spitting green stuff out onto my computer but I am taken.” I didn’t though … just kept laughing at Fabio and the rest of your blog. Love it.

        Me and Mac aren’t in love yet. Not even sure I want to keep dating but no choice because PC is back in Canada so I am stuck until Wednesday.

        Besides floating on this AWESOME pool river for an hour a day I am in Phoenix tagging along with Dave. He’s in a business coaching group and this is where this quarter’s meeting is PLUS his parents spend the winter in Mesa so we’re going to go and see them for a day before we go back to Canada.

        The comment luv thing is gone. Not sure where it went … you probably fixed it and didn’t even know it.

    I’ve tried a few times to enter the password to get the contracts. The password that was e-mailed to me was contract3 but when I enter it in the box, an empty box pops right back up again. Do I need a new password?

      I just tested it out and it works fine.

      Maybe try using another browser.

      Also, when you get to the second page, make sure you scroll down to the bottom as that is where the videos and contract download links are located.

    I am looking into flipping an REO here in Philly and discovered that it didn’t have a clear Title and the bank seems to not take any responsibility for liens,violations etc… I found back taxes but not sure about the other possible title issues… How to you check title before putting an earnest money deposit …To run a Title report for every REO prop could be expensive any advice?

      Hi Erik,

      The majority of the REOs I’ve wholesaled were contingent on the bank delivering clean title, so I never really had to worry about checking the title myself.

      When you say that the bank doesn’t seem to take any responsibility for liens, violations, etc- what do you mean? Does it say that in their addenda?

    I would like to start submitting offers on REO’s and I always hear “make multiple offers” however, how do I go about submitting multiple offers? Does the RE Agent require a deposit and contract for every offer? Is there some kind of “blanket” deposit to be used for all offers until one is accepted? and what if I am using multiple Agents for different areas, I suppose they would all want deposits as well.

    Your expertise is greatly appreciated.

      Hi Bobby,

      When I was making offers using an agent, I just let them know that I was going to be making multiple offers and wasn’t going to write a separate check out for each one. Instead i just wrote them out one check, and then if I got something accepted, they would cash it.

      You can also write into your offers that the EMD will not be deposited/cashed until the offer is accepted (which is how it usually works anyway), so you don’t have to worry about coughing up 1k for every offer you make.

      As far as working with multiple agents, I would assume that they would all want a deposit from you when you’re making offers, but again, you can stipulate in the contract that it won’t be cashed until you get something accepted.

    hi steph thanks for your reply i haven’t seen the reo contract yet but thats what i heard from another wholesaler when i asked the agent however they said what you said…I am actually going to look at the prop on monday…. and making an offer after that… when i see the contract it should all be there thanks for your help!
