Sorry I’m late getting this posted, but I was up at 4am waiting in line at the mall, and then spent the entire day shopping.

HAHAHAHA. Just kidding.  Would rather slam my head in the front door and then ram a rusty nail through my ear drum than go near the mall today.

So, I was going to announce the winners of the Thanksgiving contest via video, but I thought it would be really boring to watch, plus I drank a little too much wine last night and am not really feeling up to the task.  Also, I feel like a fat pig after eating almost an entire key lime pie by myself yesterday, and think my double chin came back overnight so I’d rather avoid having it captured on video.

    Wow! I found your blog yesterday, and stayed up until 5AM! reading and watching a good amount of your older posts. I have been wanting to break into real estate investing years ago, but with Florida being in such a high price realty bubble, it wasnt an option for me.       Hey Erby,

      You should definitely try that recipe out- they turned out really good and were simple to make (even for me).

      I don’t know if Chef Steph is up for making 72 batches of them, though. Maybe for Christmas…

    Hey Steph! It’s nice to hear you had a good Thanksgiving. Oh, you totally got me – I really thought you were in line at the mall for “Black Friday!” (Seriously, I can see you writing a humor column someday!)

    Great to hear about all of the winners, congrats to all! And, I do agree with Shae – AnotherSteph definitely has a winning streak. She’s definitely a good luck charm! (Is the lottery calling? j/k)

    Oh, and nice to see the cookies! They look yummy!! It’s so cool to see Chef Steph make an appearance from time to time!! :)

    p.s. Just in case you’re looking for an entertaining movie, I saw “Splice” over the Thanksgiving holiday (plus many, many other movies). It’s a crazy movie. It would be really fun to watch with a group. If you and Shae watch it together, you’d all probably be laughing hysterically – it’s pretty crazy silly!! :)

        Hey Shae! It’s a sci-fi movie. But, it’s pretty entertaining. A lot of crazy stuff happens! It really surprised me. When I first saw the trailer, I thought I had the film all figured out. I was wrong. It really threw me for a loop!!

    Hello Steph and fellow Diva’s and Divo’s, i have found this incredible deal here in Port Arthur, TX southeast Texas about 75 miles south of Houston, TX. I found this property while doing a driving for dollars and the owner is an absentee owner wanting to sell. He agreed to $5000 the properties ARV is about $60,000. I don’t have a buyers list and we are going to do contract today……Any suggestions

      Hi Edison,

      I would start marketing the heck out of it- make up a bunch of bandit signs, put ads on Craiglsist, contact any landlords or investors who live in the area, make flyers up to pass out at REIA meetings, contact other wholesalers and see if they might have a buyer…

      If you do all those things, and it is truly a good deal- you should have no problem finding a buyer for it.

    Hi Steph, I have some questions regarding the wholesaling process. 1. How many contracts are we using to wholesale the property to the end buyer? 2. What exact forms are needed from me, the investor, to make the initial offer on an REO when dealing with the realtor? 3. Is the $2,000 non-refundable deposit from the end buyer go towards his/her purchase price? If not, how do we explain to them what it is representing? Thanks so much, I know that is a mouthful, but I’ve been chewing on these for a while!

      Hi Michele,

      You use one purchase and sale contract to buy from the bank, and then one to sell to your end buyer.

      The forms needed when making an offer on an REO will vary depending on who the lender/seller is, and also what state you’re in. The agent who is making the offer for you will be able to provide you with all of the necessary forms.

      Yes, your buyer’s EMD will be deducted from the amount due at closing.
