Thirty Day Challenge Results. Can I Get a Do-Over?

Sooooo, how did everyone do on their 30 day challenge?

I know I’m supposed to be setting a good example here, but I have to be honest and tell you that I failed miserably.  My challenge was to run 4 miles every day during the week, and also to make 100 offers.

So, yeah.  Not so much.

The running part was out of my control, though.  My back has been messed up since the beginning of the month, and it’s still not back to normal (no pun intended), so I didn’t really have a choice unless I wanted to torture myself, which I actually tried to do last week and was only able to run for 3 minutes before I had to stop.

As far as the offer-making part of the challenge goes- I ended up only making 24, which is pretty pathetic.  This was mostly due to me just having too much other stuff going on, and then there was a little bit of laziness sprinkled in for good measure…I’m not gonna lie.

So how did the rest of you guys do?

I heard from Matt and Art and Steph already, and they seem to be calling for a do-over….

I think a do-over is a good idea, what do you say?  A chance to redeem ourselves….

My challenge for the next 30 days is to be up at 6am and swim 20 laps every morning (since running is temporarily out of the question), make 30 offers on MLS properties (I’m being more realistic this time around), and to come up with an outline for a new eBook/course that I’ve been putting off writing for about 6 months now.

    Yeah Steph, let’s have a do-over. This month sucked. i’m still trying to find cash for my first REO EMD….

    So, my goal is to run 2 miles a day, training for my first 5k. I want to send out at least 15 mailers a week and make my first REO offer. Sounds pretty do-able.

      That definitely sounds doable, Andy.

      Have you thought about contacting active wholesalers in your area and asking if you can help sell some of their deals? That would be a quick way to raise the $$$ you need for the EMD. Plus you’ll be building your buyers list and learning your market at the same time.

    I failed miserably as well and I thought mine was so simple. To be honest I even forgot how many offers I was going to make on the mls. It must have only been 2 because that all I managed to get out.

    I’m completely committed to closing at least 2 deals by the end of the month. I just found out that my last 3 Short Sales are pretty much fizzling out into nothingness. So here I am at Starbucks waiting for the sun to come up. I need to get 8 more on the “offers” board and we’ll be juggling 20 offers on houses for a while. I got an awesome Realtor that is making things a lot more efficient. I’m driving neighborhoods, like Steph suggested, filling my notebook full of “For Rent” phone numbers to call later and getting addresses of shabby REO’s to make offers on.

    My month was a mixed bag….I crushed the running part….I only made 30 or so offers, but sent out over 100 probate letters, put out 25 signs and resurrected my accounting business…3 things which really weren’t on my list….but yea, I want a “do-over” too….

        Hey Steph!!! Yeah, not too bad but not what I wanted, September already is starting out stronger….the accounting is going to be along side my investing…i’m focusing totally on other real estate investors, so it’s not too much of a stretch from what I’m already doing…plus it makes my mom feel good that she didn’t waste all that money on college… ;-)

      I’ve been doing the visualizations on and off for awhile ever since I heard that audio that Bob Norton did about goal setting. I have to say I’m not consistent with it, but it’s definitely something I’m working on because I know how important it is.

      Let me know what you find out about the CA LLC thing- I have a lot of people from that area who ask me about it..

    I’m on for a do-over. I didn’t find my 2 additional money lenders in August so I’m keeping that one on the list for this month. I have a number of things on the September list, but here’s a few:
    * working out at least 3x a week (like Andy, I’m also doing a 5K this fall in November)
    * getting contract on 1 property to close on in October (exit strategy: lease option or buy & hold)
    * getting contract on at least 1 property to wholesale

        Yup, 3.1. I’ve done them in the past, and I’ve been thinking about getting back into running outside once the temp gets below the 90-ridiculousness.

        By the way, Steph, I got that Brazilian keritan treatment. I like it but I’m not sure it’s worth going through the 3 days of not being able to wash my hair. That was torture!

          I could handle the 3 days w/out washing my hair. My worry is how long I’d have to sit there. How long did it take from beginning to end?

            It’s quite a bit straighter and the cool thing is how fast drying and styling is. It’s super easy! And my hair is impervious to humidity. I don’t know about you, but the humidity would instantly give me a bad hair day, no matter what my hair looked like when I left the house.

            But keep in mind that during the three days that you can’t wash it, you also can not put it back or wear a hat or anything. It was so hard for me because my hair starts getting greasy after just one day, so by day 3, it was just disgusting, greasy stringiness and you have to just let it hang there. But, that is just for 3 days and then the treatment lasts for 3-5 months.

            It does take quite a long time to put in. It took about 3 hours total. My salon was having a special, $50 off, so it was $200.

          $200 isn’t bad, especially is it lasts 3-5 months. I can’t even imagine what it would be like to not have to straighten my hair every day. It’s such a pain in the ass.

    Well as everyone knows, health comes first! This week i have had alot of health problems as a 25yr old mother of one three year old it gets fustrating. This month i will work on my health as opposed to studying real estate investing. This month i plan on performing more excercise routines and purchasing this real estate tax liens certificate course thats down the street from me. lets all pray for each other as opposed to health&happieness. -God Bless..

    I actually almost avoided this due to the fact that I got completely side tracked and I killed it my first week and then went ka-plewey and failed miserably as well on my 30 day. So at least I’m in good company. Regroup, reset and reload. Ready to go again.

    Steph we all know you’ll come back strong. I was able to reach my goal of sending out over 1000 marketing pieces and as added bonus got two deals from it. The goal for Sept is to replicate last months success. Like I say in my blog, I can use a whole bunch of excuses for not following through but getting those checks felt good and my longterm goal is to quit that day job. Like Jerry said, I encourage everyone to stay relentless. I look forward to hearing about your success!

    2. I don’t need a do – over on the challenge. This month is already chaos and it’s only the 3rd of the month. My goal is to read 5 fiction books – the trashier the better – to unwind while on my road trip and then to destress while bringing a house out of the 70’s era it is stuck in. :)

      It’s funny that you mention trashy fiction books… the other day I was thinking to myself that it’s been FOREVER since I’ve read any fiction, so I went to Walgreen’s and bought one. I’m halfway through it now, and it’s been a really great escape from work and real estate and serious stuff! I’m going to start reading them more often.

        I will bring a bag of my read novels down to Florida with me in November – only the good ones of course – and you can read away. It’s chocolate for the brain. Maybe help you kick that Ben and Jerry’s habit you’re getting?? ;)

        We’re off to Alberta for a wedding … it’s about a 12 hour drive … so we’re stopping along the way at a City where we have a couple of properties (woohoo partial road trip tax write off!!), then at another to visit another investor we know, then at a place famous for it’s Dinosaur bones and then finally in Edmonton for the wedding. :) Should be great. Only bad part is we’ve decided to leave Bram with my parents so he isn’t subjected to long car rides and boring afternoons in a hotel room.

    On Sept. 1st I started a new thing called, Empowering a new habit for 21 days. If you do a certain habit for 21 days straight, by the 21st day you will have gained a new habit. My empowering habit that I picked was “Be more Motivated”! Try it, it seems to be working. It’s now day 4 and I have been more motivated then I use to be! I will keep you guys posted on my progress!

    OMG thanks so much for the Do-Over Steph! Appreciate that.

    I have started working out more, but not as much as I said I would. Gonna get back on the ball with that (I even just brought a new pair of sneakers, small weights, a workout pad and a pull-up bar.) It’s on baby!

    Plus, I didn’t finish the “Power of Focus” as I had to return it back to the library. But I think it’s good enough to buy and I will do that, but I did get some really good things from if that I started implementing.

    Also, I didn’t sit down with my mom yet to figure out what she can do to help out and how I can help her.

    But, on the good side, I did finish an outline for my ATM ebook…that was, of course, courtesy of Shae pushing me lol (Thanks Shae!) Oh and I also came up with a deadline for the ATM ebook….again courtesy of Shae….I mentioned 12/31, but I’m revising that here because folks will be too side tracked with New Years and everything so I’m going to say the launch is: January 4th, 2010.

    Hi Steph,
    I just discovered your blog. I am seriously considering wholesaling real estate, and your method is the first I’ve come across that wholesales REOs. Can your techniques also be used to wholesale non-REO properties (private properties sold by motivated sellers)? Why did you choose to wholesale REOs versus privately owned properties. What are the advantages versus disadvantages?

      Hi Sam,

      Yes, you can also wholesale non-bank owned properties. The paperwork is a little different, but the process is the same.

      I chose REOs because there are a ton of them on the market in my city, and also because I don’t have to spend any money on marketing. The spreads are generally smaller when dealing with REOs as compared to private sellers, but I’m OK with that.

      September kind of got away from me as far as the offer-making is concerned. I have a few other things going on and kind of got distracted. Again.

      The foreclosure suspension hasn’t really had any effect on the MLS inventory yet, but I’m pretty sure it’s going to. I have several friends who buy at the auction and they said there are a ton of sales getting cancelled. Also had lunch with my buddy the REO Rockstar today and he told me 3 of his deals that were under contract and ready to close were cancelled because the bank pulled out of the sale.

      Not sure how long it will take to get the whole mess straightened out, but there will most likely be a reduction in inventory in the coming months.
