It’s been awhile since I posted a Reader Mail video, so I thought I would whip one up for the holiday weekend.  This time around I explain how to avoid dealing with moronic title companies who have no clue what wholesaling is.

I guess if I ever plan on settling down and getting hitched, I’d better hurry the hell up and do it before I turn into a Cavewoman/Neanderthal.

Or I could always relocate to The Planet Of The Apes, where I’m sure I’d be a hot commodity….

    Hey Step,
    I wanted to comment on tonights reader mail. I tried calling some title companies here in Vegas and I went to yellowpages.com to get some numbers to some title companies and I was only into the 3rd title company when I found 3 of them that did assignments of contracts, or double closes, BUT, ONLY if it is disclosed and all parties know what is going on. Can you give me your insight on this, because what I got from one of your videos is that you don’t say anything about what you are doing, right?

      Hi Tasha,

      When I do a simultaneous closing, my end end buyer has to sign a document at closing that states that they are aware that the property is being flipped. Other than that, I’m not required to disclose anything to the seller or anyone else about what I’m doing with the property.

      I would ask around to some of the wholesalers in your city and see who they are using and if their title company has the same rules as the ones you spoke to.

    Lol, I don’t look too bad, I was actually hoping I looked really bad, so i could have a good laugh. Good genes…what can I say? don’t be jealous girl, lol. Great tips by the way. I found my title companies through other wholesalers. One does assignments and double closing, but with transactional funding. The other does not do assignments, but will do double closing and I can fund my deals, with my buyer’s funds as long as my buyer is aware.

    It’s Steve M. From FL. Love the Reader Mail.:) Stephani your correct. You need to find a Investor friendly titile company that know there stuff. I’m happy to say that I have Been using the same Investor Friendly Title company in the Tampa Bay Area of florida for the past 5 years.
    Stephani…!!! I beleive you use the Same Title Company as well. Here is a little PLUG for the Title Company ” Peer Title Inc. They are ‘Awesome” They’re Professional , Creative . & all there methods are legal & Ethical.

    Oh, wow! What a crazy website Steph – those ape looking pics are off the wall! :)

    And, look at Esi’s – she pretty much looks the same, doesen’t look like she aged at all! (yay Esi!)

    I’m not brave enough to do this. But, maybe after a couple margaritas! :) (which I didn’t even get to having this weekend). My entire weekend was spent getting this crazy mobile home ready. And, the sellers (previous owners) even stopped by to check up on me. They were surprised I was in the home. They told me, “Hey, we cleaned it for you. Why are you here?” I was like, “Are you kidding? There’s so much dust in this home.” I guess what’’s considered clean to one person isn’t clean to another! Ok, now you know what a neat freak I can be! :)

      I’m going to be rolling out a coaching program in about a month. I’ll post details here on the blog once it’s up and running. In the mean time, if you have questions, you can always post them here or on my Facebook page and I’ll do my best to answer.

      Regarding where to start- I would work on getting familiar with your market. Find some of the active buyers in your area and find out what they are looking for in a deal.
      i’d also start going to some REIA meetings and networking with other wholesalers and investors. A good way to get your feet wet is to locate a few active wholesalers and ask if they have any deals that you can market for them. This is a great way to build your buyers list and become more familiar with your market.

    Hi Steph, I just finished going through your course and I am ready to to jump in the game. I put my name on a list to get listings for Reos and Short sales through a source I met at a Reia club. I live in NYC so the properties are all over the place. This is not directly from the bank, but seems he has access to the listings. Anyway, now it’s my time to act, it seems I’m frozen. I know speed is important and its been a few days since the listings came in, but you mention building buyers list first and since I have not done that as yet, should I even be looking at any of these properties.
    PS, do you know of any investors/wholesalers in the NY/NJ area that i can introduce myself to? Thanks.

      Hi Desmond,

      You don’t necessarily have to have buyers lined up before you start making offers- it just makes it a little bit easier.

      As I stated in the comment right above this one- a great way to get your feet wet is by marketing deals for other wholesalers. If you don’t know any, I’d get out there and start networking until you meet some. REIA meetings are a great place to start….

      Also, be careful with those lists of properties for sale. I just had someone send me a list that was supposedly a bunch of REOs (like a bulk package), and it turned out that half of the houses on the list were ones that a good friend of mine already had under contract with the bank, and some of them had already closed.

      Not trying to scare you, but just make sure you know what the deal is before you proceed.

Lets assume its a valid list to work, what should be the next step to take in pursuing any of these properties to determine if any of them would be worthy of an offer ? ie…. do a drive by, look up comps etc. Just trying to see the logical action steps to take to run down a deal appropriately.

          You’ll want to do everything you mentioned- go look at the houses, check comps, etc. Do your due diligence and then make your offer.

    First I want to say Thank you so much for your book, all your videos and blogs. You are truly an Angel in disguise and have helped me tremendously.

    I have a question regarding Subject To, I know you stated that was one of your first deals. I know it has been awhile since you did it, It got good until I told the Title company that the seller was still assuming the loan, and she said IMPOSSIBLE!! She then told me I had to get an Assumption Agreement from the Lender. At this point I feel so discouraged about the deal and I don’t want to lose, maybe I can just take over the payments and do a Lease Option. It’s a very good loan. I would like to explain to you what happen a little more in detail. Please Help:\

      Hi Lazette,

      I don’t have much experience when it comes to Sub2 deals (except for that one I did about 6 yrs ago), but I would start by finding an investor-friendly title company who is familiar with doing these type of deals. Most title companies are not going to have a clue what you’re talking about, so you need to start asking around to other investors for a referral.

      Try going to a few of your local REIA meetings and asking some of the old pros who they would recommend to close deals like the one you’re working on.
