Hola amigos- I hope you all are enjoying your Father’s Day weekend so far!
I’m just sitting here stuffing my face with some delicious guacamole that I whipped up earlier today, and since Chef Steph hasn’t made an appearance for quite some time, I thought I would share a few pics of my handiwork …

I also whipped up another Reader Mail video for your viewing pleasure, wherein I answer John’s question about the closing process of a wholesale deal with a private seller.
(Try not to pay attention to the fact that there’s no apostrophe in the word “Tonights” in the intro to the video. Apparently I picked another font that does not believe in apostrophes). Awesome.

DUDE! That guacamole looks soooo friggin delicious! I’m definitely gonna try it out. But I’m thinking I can’t do the 6 avocados cuz I don’t think I could eat all of it before it gets funky.
Although did you know that when you pit your avocados that if you rinse them and dry them and put them in your guacamole bowl/container when it’s in the frig that they will keep your guac from changing to that yucky color. I just learned that not to long ago and it really does work (just in case you did know that, I figured I’d type it all out for someone else to learn today lol)
I’m totally psyched to go buy stuff for guacamole. Was gonna make a run to get stuff for watermelon, tomato, basil salad and black bean and quinoa salad too so I’ll just add guac. stuff to the list. ohhhhh the things it life that get me excited! lol

I didn’t know that about adding the pit to the guac. I’ll have to try it next time- thanks for the tip!

I’m very flattered by your offer, but honestlty, I’m scared to death of public speaking. I went to Toastmasters a few times but never did get up the nerve to give a speech.

Let me know if the pit works out for ya! It has worked for me I think it’s a cool trick.
Anyway here is the link to the Watermelon, Tomato, Basil salad. OMG girl it is amazing. Make sure you make it exactly the way it says and do me this one favor: when you have it sitting there waiting for you to eat with the dressing and basil and everything on it………..please just make sure you take a fork full that has EVERYTHING in the bite i.e. watermelon, tomato, basil, goat cheese, etc. etc.
It will be like magic happening in your mouth! lmao

Have you flipped any HUD homes? I’m new at this, and I found a HUD home that’s been on the market on ZipRealty.com for 150 days. I’m wondering if HUD homes are flippable? Is there any information that you can give me about working with these types of transactions?
By the way, do you have a real estate license? I’m a student, and I’ve been wondering if getting my license will create a conflict of interest…

I’ve never flipped a HUD home myself, but you can definitely wholesale them. If you have specific questions about HUD properties, check out Eileen’s blog here: http://flippingwisconsin.blogspot.com/
I did a success story interview with her a few months back. She’s been flipping HUDs for the last few years and does quite well with them.
Regarding having my license- no, I don’t. I get MLS access from a friend of mine, so there is no need for me to get licensed. You can have a Realtor set you up with automatic email notifications if you’re just looking to get listings- that way whenever a property hits the market that fits your criteria, it will be sent right to your inbox.
