Aloha!

So, tonight we were supposed to be reviewing and discussing this month’s Flip This Book Club selection (Linchpin, by Seth Godin), but it’s being postponed until next Monday because #1) I am a slacker and haven’t finished it yet, and #2) My guest poster who is doing the review (the lovely and talented Mrs. Shae Bynes), has eleventy hundred items on her proverbial plate at the moment and so we’re going to reschedule for next Monday @ 8pm.  Okeydoke?  If you haven’t picked up the book yet, you’ve now got an extra week to get it and read it and join in on the discussion!

In other news, I got another deal locked up with one of my wholesaler friends last week (or was it the week before?).  I think it was the week before.  Anyway, it’s kind of funny because I put out a whole mess of signs advertising this deal, and I only ended up getting one call, and the one call I got turned out to be the guy who is buying the house. Nice.  He wants more houses, too, which is doubly nice.

Also, one of my newer buyers called me over the weekend to let me know that him and his partner are getting ramped up to buy 25 more properties.  So that’s good news. Especially since this guy is the kind of buyer that I love working with- you know, the kind who isn’t a penny-pinching, nickel-and-diming, pain in my ass.  Like some people I know.  Ahem.

What else?

Oh yeah.  I hate to even bring this up because every time I hear someone talk about “shadow inventory” I kind of want to gouge my eyes out with a sharp object.  I mean, how long have we been hearing about the fabled shadow inventory?  I think it’s been a good two years now, no?

Well, anyway, one of my buyers who buys a crap-load of properties at the auction, told me last week that the lady who runs the auctions down at the courthouse told him that the shit is about to hit the fan here in Tampa.  According to her, they just hired more staff, and now instead of having one auction every day, starting July 1st there’s going to be two.  She said they have 36,000 houses coming down the pipeline and they’re all going to hit at once.

That would be so totally awesome. Dude.

Of course it could be a bunch of BS, but it came straight from the horse’s mouth, so I guess we’ll just have to wait and see, won’t we?

And that’s all she wrote for now….

    I haven’t even started it, Steph! Glad its been postponed :) I officially deem Shae as an official book review critic, her reviews are very good and detailed. Looking forward to the review and discussion on Linchpin!

    p.s. I’m not sure if you and Shae have been to this site, but there’s a gal who reviews books (mostly fiction) – the name of her site has definite entertainment value and is kind of shocking, thought I’d share it with you and Shae.

      Yes, I agree that Shae is the book reviewer extraordinaire, which is why I’ve asked her to be a permanent fixture here for my book reviews. :)

      Bookslut, huh? That’s definitely a hard to forget name. Perhaps I should change my blog name to “The House Flipping Whore.” Hehehehe. Just kidding.

    Whats up Steph? We tried using Fiverr.com to find a good web designer for our new blog, it didnt work out, but there are more Fiverr peeps to try out. I guess there’s alot of things people will do for $5..on a side note how are those Short Sale Wholesales coming along??

      Hi RJ,

      I’ve only used Fiverr once so far and I was happy with what I got (a banner ad for my Resources section). Best part was the guy had it done in like 15 minutes! There’s some other SEO stuff on there that I’m going to try, too. I figure if it doesn’t work I’m only out five bucks so might as well give it a shot. :)

      Regarding the short sales- I’ve got a ton of offers out, just waiting for the banks to hurry the hell up and make a decision. I did get one accepted, and it was a pretty big discount, but it was a BOA loan so they had the seasoning restriction. I told them to take a hike. Now before I make an offer on a short sale, I check the clerk’s website to see if it’s a BOA loan, and if so, I pass. Apparently a lot of other wholesalers are doing the same because the majority of the decent short sale houses on the market have BOA loans on them. I guess BOA likes to hang on to their inventory as long as possible. Makes perfect sense…
