One Deal Closed, One Under Contract

Thursday, April 15, 2010

So, the deal that I was working on with my wholesaler buddy that was supposed to close last month sometime, finally closed today.  Which is good news.  I always cringe when my phone rings on the day of a closing because I’m half expecting the morons at the bank’s title company (or the morons at the bank) to screw something up and delay things even more.  I am officially jaded when it comes to dealing with bank owned properties.  And for good reason.  Thankfully, though, the closing went off without a hitch this time, and I got paid.  Getting paid is always nice.

In other news, I just got another JV deal wrapped up today that might be closing TOMORROW (if you can believe that).  If not tomorrow, it will get done early next week.  This one is actually a short sale that has already been approved that was brought to me by another wholesaler. Coincidentally, the other wholesaler is Drew Downs, whose course I just got a few weeks ago after listening to a webinar he did about wholesaling short sales off of the MLS.  He’s basically killing it right now, and is using an approach that I have not seen anyone else take when it comes to pursuing short sales on the MLS.  And now he is training his competition (me).  Bwahahahahahaha

So anyway, I contacted him after reading through his material and asked him to let me know next time he got a deal because I have the most kick ass buyers list at the moment.  He sent me a text Tuesday night with info about a deal that had just fallen out of contract, and I was there the next morning at 9am with my new favorite buyer who is looking for houses in that neighborhood. My new favorite buyer (NFB from here on out), took about 30 minutes to make up his mind and commit to the property, and he dropped off an escrow check this afternoon for the entire purchase amount.  Cause that’s just how he rolls.

The best part about all of this (aside from the fact that I’m going to be making 3k in 3 days for doing next to nothing), is that I also called my Cheap Bastard Buyer (CBB) about this same property and he didn’t get back to me about it until a few hours later, and when he did get back to me, he spent 10 minutes telling me what a “piece of shit” (spoken in a very, very, thick Southern drawl) the house is, and naming every single repair that needs to be done to it.

We go through this same routine EVERY. SINGLE. TIME. I send him a new property, no matter how good of a deal it is, or how good of condition it is in.  It’s the most annoying negotiating tactic EVER, and even more annoying that he thinks I don’t know what he’s doing.  This ain’t my first rodeo, pal.

So anyway, I let him go on for a few minutes just for fun, and then I told him sorry the house is already gone and by the way, I sold it for full price.  Because it’s a smokin deal.  You cheap bastard.

Hehe.

So yeah, I still don’t really understand how all the paperwork is going to go down with this deal, but as far as I know we’re doing a double closing.  Although Drew said you can sometimes assign short sales (news to me), so we might end up rewriting the contracts and doing it that way. My buyer doesn’t really care how the closing is set up as long as he gets the house with clear title, so if we have to go back and redo the paperwork, it’s not going to be a big issue.

Anyhoodle, I’ll let you know how it all shakes out.  This is new territory for me, so it should be an interesting learning experience.

And thus concludes the longest blog post on the face of the planet.

Wow, thanks for the shout out, Steph! Really appreciate it. We’re going to provide lots of great info and do some contests on the fan page too.

Congrats on the closing today and the contract! You’re rockin’ it, lady! Seriously you have to love a buyer who makes a decision in 30 minutes. I bet Drew will be sending plenty more deals your way….and he better watch out! Training YOU as competition is dangerous ;-) Fortunately there are plenty of short sales to go around for everyone!

Oh, and sorry you’re having issues with WP. I heart WP and have no idea why its giving you so much trouble. After all, its a website not an electronic device!

      Hey girl,

Yeah, I don’t know what the deal is with me and Word Press. It doesn’t like to let me preview posts, or publish them when I’m finished. Very annoying…

No biggie, though. There are worse things to deal with, I suppose. :)

Really enjoyed your longest post EV4R!!

Very intriguing what you mention about wholesaling shortsales. Given the amount of them around, I’m very intrigued and hope you share more details later on.

    Congrats on the dealz.

P.S.: WP rox for me, I wonder what is going on back there for you…

What’s up Alex- always nice to see you here. :)

Yeah, I was pretty intrigued myself, especially since there are eleventy million of them on the Tampa MLS. I’m working on getting Drew to do a webinar for me sometime this month, so I’ll let you know once I get the details.

As far as WP goes, I have no idea why it doesn’t like me. Gmail doesn’t either. I don’t know what I ever did to make enemies with the technological world, but it must have been something pretty terrible…

Hope all is well with you,
      Steph

LMAO. Great post steph and congrats on the closing. It definitely is nice to get paid. That’s interesting, I didn’t know you could assign short sales either. Learn something new every day. :-)

Your CBB must be kicking himself in the nuts for not hopping on that deal. lol Too slow!

      Thanks J!

I seriously got as much pleasure telling CBB that he couldn’t have the deal as I did selling it to NFB. He is so annoying you have no idea. He will haggle over $100 in closing costs, and I’m not even kidding. Drives me absolutely nuts.

I’m working on getting him to do a webinar with me before the end of the month, so if you’re interested in it, you might want to wait. I’ll let you know once we get everything figured out.

Sweet — looking forward to the webinar! I could definitely use some more tricks to add to my short sale bag :-)

Nice job Steph! I know a few people who do well just because they have a great buyers list. They wait around for someone to say they have a property for sale and then bring them a buyer, for a fee of course.

I would agree that wordpress can get out of whack sometimes. Right now I can only assign posts to 1 category. To add it to multiple cats I have to do a quick edit. Very annoying if I have to go back into a post and modify stuff.

So it’s not just me, then? Good. Well, not that I’m glad you are having problems, but you know what I mean.

The other thing that drives me nuts about WP is adding pictures and then trying to add captions to the pictures. It always screws up the format of the post for some reason and drives me up the wall. I’ve spent many hours trying to figure it out, to no avail….

Hi steph , my name is orlando iam a new investor here in tampa and i teamed with a friend to buy REOs , my question is in regards to MLS listings . Do you search for new listings or do you look for older listings ? seems like everytime my agent informs me about a new listing some other investor beats me to it . I just need some direction here !! please help . THanks orlando

      Hi Orlando,

The new ones that are priced well go really fast, and usually have a bunch of offers right away, so it’s up to you if you want to deal with that or not.

I prefer to go after the older listings. There is still competition for them, but not as much.

Way to go Steph on the 1 day deal! Woohooo!

Loved your article….I made a comment there.

P.S. Wordpress is still pissing me off because I’m still having strange posts being posted on 2 of my other blogs.

P.P.S. I really had Vista! (but lucky you, you don’t have to deal with that crap anymore!)

    Hi Steph,
I’m interested in your Flip This REO ebook. Will your methods work today in CA? When was the book updated? I just want to make sure I have the latest info for my area! Thanks!

    • On May 03, 2010 at 6:29pm, Stephani said...

      Hi R,

I wrote it last summer, so I haven’t had a need to update it.

You can wholesale REOs in any market, although some are tougher than others. I consider Tampa to be one of the most competitive markets on the planet, so if it can be done here, it can be done anywhere…

      :)
