So, the investors from up North sent Murphy an email earlier today telling him they would pay 75k for the vacant land that they were going to buy last year. We kinda figured their offer was going to be lower than what they agreed to previously (120K), but didn’t think it would be THAT low. Geeze Louise. What do they think this is, anyway? A down real estate market where you can low-ball the crap out of sellers and get great deals? The nerve of some people.
The investor who owns the land told us to email him a contract once we were ready to make an offer, so we sent one over a little bit ago for 50k cash. My ESP tells me that he is going to come back with a counter of 75k. Just a little hunch I have. I’ll keep you posted.
I’ve also got another JV deal that I’m hoping to get locked up tomorrow morning. The buyer is a new guy who recently found me through one of my signs (have I mentioned how much I heart my signs?), and he is buying up all kinds of properties in Tampa. I imagine we will be doing quite a bit of business together this year. Just another hunch of mine.
I have a few other things I’d like to write about, but I’m seconds away from passing out on my keyboard. I’ve been getting up at 5:30 every morning and running 4 miles on the treadmill, and it is really kicking my ass. Also, the whole Spring Forward thing is really messing me up, too. Not complaining, though- I’m ecstatic that Spring is finally here after the long, crappy, sunshine-less winter we had this year.
Jim is happy to see the sunshine again, too. He spent the whole day on the patio soaking it all in…..

Out of curiosity, how many JV partners do you pick up off of your signs?
Also, I didn’t know that Florida had a winter… lol.

Hey Neil,
I only have a few guys that I partner/JV on deals with, and I have been working with them for a few years now. I use the signs to find buyers for the deals. It varies how many calls I get each time I put signs out- some areas of town are hotter than others, so I will get more calls if I put them in the sought after areas.
Fl doesn’t usually have a winter, but this year was awful. Cold, gray, rainy, bleh.
I have whatever that disorder is that makes you depressed when the sun isn’t shining (Seasonal something or other). I need my sunshine 365 days/year.

The sunshine thing is called Seasonal Deficiency Disorder. I think I have it too, which means that I am cranky one quarter of the year, due to the Canadian winter!

I grew up in Illinois where it is gray and cold and ugly and miserable for 6 months out of the year. I packed my bags shortly after I graduated high school and hauled ass to FL. I didn’t know anyone here, or have a job or a car, but I hated the crappy weather so much that I decided to take off in search of sunshine.
P.S.
I have plans of moving even closer to the equator.

Wow! I gotta tell you Steph I am impressed. 5:30 every day! And running 4 miles. You’re my hero.
Seriously tho, that’s awesome. Since my lil “incident” I haven’t had the energy to get up early or to even work out. It’s kind of pissing me off now. I have to really try to force myself to get up early….I told Kathy I like when I have to take Joe to school cuz it forces me to get up at 7am! That’s a start.
I’m not so excited about working out tho yet….oddly enough I’m afraid it will hurt my neck. You know excessive running or jumping, etc. My neck is still healing and for the most part it’s A OK but if I turn it a certain way or stretch to much it hurts….so that’s why I’m a tad bit afraid to work out. Sounds like an excuse as I’m typing this (and probably while you’re reading it) but I really don’t want to screw anything up…..cuz if I’d have to have that damn surgery again I’d just scream! lol
Now that I rambled on enough….I just want to tell you again Great job getting up early and getting yourself out there running everyday too! Awesome job.

I’ve actually been “trying” for a whole friggin YEAR to discipline myself to be in bed by 9:30-10:00pm and get up at 5:30-6:00 to run. A whole year I’ve been saying that’s what I wanted to do because I feel sooooo productive when I get up that early and get stuff done. I would end up staying up late screwing around on the internet, and then sleeping in til 8 or 9.
I finally got so fed up and disgusted with myself that I said screw it, I’m doing this starting NOW. That was last month on the 13th, so I’ve officially made it past the 30 day mark, and I feel awesome. It’s not so bad once you get in the habit of doing it, but as you know- getting in the habit of doing it ain’t so easy.
Anyway, that’s my story.
And I don’t think you are using your neck as an excuse, btw. That was some pretty traumatic stuff you went through- I wouldn’t want to risk hurting it again, either.

The spring forward thing has killed me!! I normally wake up at 6:00am but when I work late or have really killer days I let myself sleep in until 6:45am BUT since we sprung ahead various forces have conspired against me and I have now 3 days in a row slept in until 7:45am and I am so not pleased with what sleeping in like that does to my day!!
You are a rock star getting up and running 4 miles on the treadmill. Why don’t you run around your city? Wouldn’t it be more interesting??

Yeah- that daylight savings has really messed me up. I was just starting to get in a groove with my new schedule and they had to go screw it up for me. Not sure who “they” are, but you know what I mean. I’m sure we’ll be back to normal after a few more days.
I actually like running on the treadmill believe it or not. The gym in my building overlooks the Hillsborough River and the University of Tampa, so it’s nice to look at first thing in the morning. Also, it’s still dark out at that time and I wouldn’t feel comfortable running downtown by myself (or even with Jim). Probably have watched one too many Forensic Files episodes…

I’m with Julie…I haven’t been right since spring forward. I keep getting up between 7-7:30 which completely throws my morning off.
I’m so proud of you Steph…4 miles first thing in the morning is so awesome.
Tonight I HAVE to go to bed at 9:30. I am getting up at 4:30 am so I can drive up to West Palm Beach with a couple friends to hear pure brilliance from billionaire and philanthropist Rick DeVos (he’s also co-founder of Amway and owner of the Orlando Magic b-ball team) first thing tomorrow morning.

Yeah, because the event is from 7 am – 9:30 am (intentionally designed to be prior to work hours). He’s speaking at Christ Fellowship Church in Palm Beach Gardens. It’s the same church that John C. Maxwell (ever read his books?) serves as the teaching pastor.
