Hey Guys!
How’s your 2010 going so far?
I’ve been busy as heck since the New Year started- finishing up some odds and ends that were supposed to get taken care of in 20009 but I ended up running out of year. I’m all caught up now (for the most part, anyway) so I can give 2010 my undivided attention…
Speaking of undivided attention, my friend and fellow Flip Vip member, Craig Fuhr wrote a post on his blog the other day about the importance of focus in his investing business. I liked it so much I asked him if he would be kind enough to whip up a video for me to share with you guys.
Towards the end of 2009 I found myself running in a million different directions, so this video was a timely reminder that I need to pick just one of those directions and focus in on it like a laser!

I just discovered that all of those emails which were supposed to be forwarded to my Gmail account were NOT being forwarded. There are 189 of them, which I will be trying to answer over the next few days. I heart technology!

Hi Mom,
I just got back to the gym/running yday. Now it’s full speed ahead…
As far as putting signs out and bids- I haven’t done either one yet this year. I have some other stuff going on in the background that I’m working on this week, then Mrs. Shae Bynes is coming to visit this weekend, and then I’ll be back to making offers.

I agree with this as I constantly fall into this trap, start with one thing and an hour later I am somewhere else. I blame the internet for this because there is so much useful information out there that I want to know it all and apply it all that it takes me all over the place.
I constantly have to remind myself what I am working on this year, quarter, month, week and today! I do this by keeping my goals in front of me and starting every day by reviewing what I want to accomplish today. Setting goals (annual, monthly, daily) for me has been key to staying focused.

If you don’t have your goals written down and in front of your face constantly, it is way too easy to veer off track- especially with all of the distractions out there…

I am much the same as you. What I have found that works for me is Schedule some time everyday (30 to 60 minutes) to branch off and do those other things. The schedule will keep you from wasting all your time, but will curve that craving.

Hi steph Happy new year!
Steph Im tryin to start my new year off right by meeting with my buyers now before I do business with them. This strategy was birth because of all the BS I was getting from my buyers about how they want a property like this, and change their mind saying the property is not good enuff?? I would like to meet with them first and when I meet with them first, I want them to bring a POF with them based off how much they want to spend. Do you think this is a good idea? if not, what would you do?

Hi Jason,
The problem might not be that your buyers aren’t serious, but rather that you aren’t bringing them deals that fit their criteria. When I first talk to potential buyers, I try to get as clear of an idea as possible about what type of properties they buy and what prices they are willing to pay for them. I also try to get their full name so I can research online to see how many houses they own, where they are located, and what they paid for them.
I personally think that meeting them in person just to verify their POF would be a waste of your time…

OK, That makes alot of sense, and checking out potential buyers present properties is a cool idea to! But the reason for POF is for a network that I have who gets bulk REO very frequently and needs POF on file to sell them out first. But I would like to meet my buyers face to face, so I can show them my process, my team, and professionalism. That way I can make a better relationship with them in the future, also almost no one in los angeles knows about wholeselling real estate,and by meeting them I make them feel more comfortable with working with me. With that explained would you still think its a waste of time to meet them first?

I guess it depends on how much extra time you have and how many buyers you are planning to meet. For me personally, I probably talk to an average of 5 potential buyers every day, so it would take up all of my time to go out and meet every one.
I also think people might be a little put off if you ask them to meet you with a copy of their proof of funds before you even have anything to sell them. Maybe not, though.
If you think it will help, then by all means go for it! You can always adjust your strategy as you go…

This is really important advice as often times, people tend to jump around from idea to idea. They get bored with one thing, and they try to chase the next shiny object.

Hey Steph I have a totally unrelated ???? for you. I know you sd you learned alot by posting on Flippinghomes.com so I went there and started reading your posting from the start hoping to learn somethin. I saw where you sd you became an aqppraiser and wondered what you had to do ?? Did you have to work under someone for so many hours and so forth. I’m thinkin about this. Thanks for your insight and all the good RE info

Wow, I had totally forgotten about getting licensed as an appraiser.
I actually never ended up doing anything with it. I was supposed to go and work for a friend of mine who had an appraisal company set up, but he changed his mind after I went through all of the classes and paid the fees and took the test.
I forget exactly how it works, but there was some sort of rule about having to work “under” another appraiser for a certain amount of time. It seemed like too big of a hassle at the time, so I just said forget it, and it ended up being a huge waste of my time and money.
