So, I went to Toastmasters on Monday night.
There were a lot more people in attendance than I was expecting. I was also not expecting to be one of only three women at the meeting. Kinda felt a wee bit out of place, to be honest.
I didn’t have to give a speech or anything, I just had to stand up at the end and say a few words about why I was there and what I thought about the meeting. The first word out of my mouth, of course, was “Um.” I’m going to have a huge problem with my Ums, I think. They actually have a guy who shakes a can full of change when people say “Um” during their speeches. Totally annoying, yet highly effective.
I can go one more time as a guest and just watch, and after that, I apply to become a member and then I have to start speaking. I’m going to be a nervous wreck about it, but I guess that’s the point, eh?
Moving on to the real estate front….
The guy who was supposed to bring me a contract and deposit on Monday called to let me know that he changed his mind. Apparently when he went to look at the house the first time, he didn’t realize it was wood frame and not concrete block. I don’t really know how that’s possible, and I was pretty annoyed, but whatever.
Speaking of annoying- have any of you tried posting deals on Craigslist lately? What a waste of time. I’ve probably posted 30 ads over the last few weeks, and the only responses I get are from people trying to get me to go to their website and fill out a stupid questionnaire. I get 2-3 of these every day, and they all say pretty much the same thing. Here’s one I got this morning that I really enjoyed….
Hello,
I’ve recently learned that you have listed your property for sale. I represent an investment firm that specializes in real estate procurement and sales. Our firm is in the process of reconnoitering your state, and subsequently extending tenders on homes that fit our profit measures.
The corporation is developed up on the basis of a network of direct investors. After a quick and basic look of your house, I would like to suggest our firm in aiding you procure an investor for a rapid sale. Our group of investors buys properties in all regions and of all types, and has the perquisite of conducting a large amount of sales every week.
In order to further survey your property as a realisable purchase, we necessitate that you submit your house information into our system. Our software will analyze your information in more detail and give you instant decision in REAL TIME.
You can proceed with this step below:

I was going to just blow this one off, but once I read the part about them making decisions in REAL TIME, I decided to go ahead and transmit business with them. After all, it’s not every day that a company who has a perquisite of conducting a large amount of sales, decides to reconnoiter my state.
Keep your fingers crossed- this could be BIG!
That’s all for today.
10-4, over and out!
P.S.
My buddy Scott is having a Christmas Giveaway over on his blog- he’s giving away several real estate courses, eBooks (including two copies of Flip This REO!), audios, and all kinds of other goodies!
There’s no catch- you just have to post a comment to his blog to enter! If you’d like to participate and win some free stuff, CLICK HERE! Good luck!

I stopped using CL to sell deals a long time ago for that very reason. Spam, spam, spam.
I use it for other things though-you can find some great bargains on electronics and other stuff.

Hey Chris!
I haven’t bought signs with print on them in a long time, but that sounds about right from what I can remember. Maybe someone else can chime in who uses the pre-printed signs…

Hey Steph,
I have not been to your site in way to long, but I popped in just to say hey. You are still very funny with these posts. We had our REIA Christmas party tonight and I got to know a new member, she is a beginner from England. She used to tend bar and now has a graphic design biz. I told her your story and she is very interested in looking at your blog, so I’m gonna send her your link. And after tonight, I have decided that my next girlfriend must have an English accent, because they are so cool. Anyway, take care, and if I show up at your door looking for a place to crash, don’t be surprised, it’s freaking 9 degrees here today!!!!

Hey Tim!
Always glad to hear from you. I wish you would update your blog more often- I like reading your updates.
9 degrees, eh? Dang that’s COLD! Like I said on Facebook, you’re more than welcome to come on down to FLA!
Hope you have a wonderful Christmas!
Steph
P.S.
I’ll pull some strings with the big guy up at the North Pole and see if I can talk him into
bringing you a girlfriend with an English accent for Christmas. Hehehe.

Hi Steph,
Of topic here- just wondering if you had heard anything about the new short sale legislation that is supposedly coming in 2010. I keep hearing different stories about it.
Thanks,
Brandon

Hi Brandon,
I’ve heard all kinds of different info, too. There was a big debate about it over on the FH forum a month or so ago.
I guess we’ll just have to wait and see…

Couldn’t agree more with the whole Craigslist thing, Steph. I haven’t posted there in a long while, but at one time I was SO interested in posting on CL that I actually paid a guy to help me the crack the code on how to post several times per day. I stopped doing so as soon as I got that same type of form letter response that you posted above.
CL has definitely “jumped the shark.”

Craig Fuhr in the hiz-ouse!
Yeah- CL pretty much blows for real estate ads these days. I was going to keep posting 2 ads/day for 30 days just to see what sort of response I got, but I don’t have the patience for all of the spam. I get personally offended each time I get one of those emails and always want to send a nasty-gram back in response. My energy would be better spent elsewhere.

I recently decided that I was going to attend a toastmasters club in my area but I chicken out every time. Also quick question, what do you have on your voicemail? I work a full time job with odd hours (1-1130) so I miss alot of calls coming in from my ads and 90% of the people don’t leave a voicemail and many of them call from private numbers since I cannot answer my phone at any given time what should I do about this, would it be better to just get toll free number or what?
On December 19, 2009 at 6:21pm, Stephani said...
Hi Damone,
Don’t feel bad- I’ve been putting off going to Toastmasters for a long time, too…
If you are doing a lot of marketing to private sellers and aren’t around to answer the phone- you may want to think about getting a live answering service to get the calls for you when you aren’t able to. Sounds like you are losing out on a lot of opportunity by not being able to answer, so it would probably be worth the cost.

I was in Toasties for most of the ’90s. At first I was extremely nervous and just hoped for a way that my face and hands would stop quivering when I spoke. The whole point is to practice in a supportive environment and I was amazed how quickly those nerves subsided and I actually enjoyed public speaking.
Definitely get involved in leadership at the club and district level because it is an amazing network of mostly great people. Whenever I needed help with anything, there was always someone in Toasties I could ask.

Hi Linda,
I can’t imagine my nerves going away that quickly, but I know they will eventually. I’m dreading my first speech, but once that’s out of the way I’m sure it will get much easier. I hope anyway.
Happy New Year!
