Thanks Matt! I actually got them at Target in the $1 bin at the front of the store (they have all kinds of cool stuff up there). They also have them in red and green. I plan to dress my dog up in the red and green ones…

What a retarded agent(sorry to all retards). He/She just lost out on a commission. Great advice. Could the wholesaler also work up a contract with the end-buyer that included a commission, like the agent suggested?

Unfortunately, you are probably going to run into that problem in most areas of the country…
Have you considered doing short sales? I don’t have any experience in that arena, but know of many people who are doing well short saling properties and then wholesaling them to end buyers.
Another idea would be to market only to homeowners who own their properties free and clear or who have low mortgage balances. You can obtain lists from a list service that will provide you with that information..
You could also go after REOs. There are a ton of them on the market and I don’t see the inventory going away any time soon….

Hi Ronnie,
No, I am not licensed. I have several friends who allow me access to the MLS.
If you decide to get your license you can still go after REOs the way I do. You can even collect a commission on the ones that you buy.
