Hi Guys!

I hope you all had a wonderful Christmas!

I had a great time in St. Louis hanging out with my family. I ended up staying one extra night because my flight got cancelled due to a snow storm in Chicago.  (Note to self: Non-stop flights are the way to go.  Especially in the winter).

So, anyway, I ended up getting home on Sunday afternoon instead of Saturday, and I brought a horrible cold/flu with me.

I had a humongous list of things I wanted to get done this last week of the year, but I ended up so sick I couldn’t get out of bed (well except to take Jim out and to get more OJ), until yesterday.  I still feel kinda feel like I’m walking around with my head in the clouds, but it’s definitely an improvement from the last few days.

Although my plans to put another deal together before the year is out obviously did not materialize, I was able to get that other JV deal closed today.  It was actually supposed to close yesterday but we ran into some last minute problems with my buyer not having enough money for the closing costs (yay!).  We ended up getting everything straightened out today and it closed just in the nick of time.  It wasn’t a big payday, but it’s still nice to end the year with a closing. icon smile Happy New Year Everybody!

I plan to spend the remaining hour and 15 minutes of 2009 watching the fireworks from my balcony, and then it’s off to bed! (I guess that means I’m getting old, eh?).  I’ll be up bright and early tomorrow morning, and ready to give 2010 a big fat karate chop in the face!

    And I’m glad you extended the book of the month thing….cuz I just put mine on order the other day at my library. I’m still waiting for them to tell me it’s in. I’ll have to check with them tomorrow!

    Btw, Happy new year to you too! Ohhh and let me tell you as far as being sick…I now swear by my morning carrot/apple juice (you know the 4 organic carots and 2 organic apples.) I kid you not since I’ve been doing that religiously in the morning I have not been sick! Of course I add parsley to mine now, but ya might want to give it a try. I’m one who was usually sick a lot especially during Xmas. Not this year tho (Kathy tells me the big test will be Feb. but I’m confident I’ll pass. It’s amazing.)

    Meeting up with/networking with local wholesalers here in Miami this week.

    Interesting…I also received a referral from a contact in Vegas who came down to visit here in Miami. We met for lunch and I discussed with him what I was doing/focusing on. Anyway, his contact, a listing agent, called me on the 30th and mentioned that he has cash buyers who are just your avg investors looking for a decent discount on SFR. These people are looking for long term investment properties. This is exactly what I’ve been focusing on to use as an end buyer approach. There are a lot of people looking to jump in now who don’t really know, and really, don’t care to take the time and energy to learn the whole process…that’s whereI come in.

    Just wanted to thank you for mentioning that option in your e-book (the Quitclaim approach). That idea really resonated with me (I just added the avg, not so sophisticated investor part). In Miami their are many who would love to buy AND have cash to do it but lack the know how. Plus, with this approach I can bid a little more than the rest…therefore getting more offers accepted.

    Between networking with other wholesalers and partnering up with new or first time “avg joe” investors… I think I can get pretty busy down here.

    Good for you Steph!!! I think that’s awesome that you’re getting ready to buy a juicer.

    Well here’s the deal I had my first juicer a longgg time ago and I had the juiceman juicer (got it for free from the Juiceman himself when I did his show on QVC.) I liked it back then but I wasn’t a big juicer then. But it’s definitely a juicer for a beginner and/or someone that’s not sure if they’re going to be into juicing quite yet, know what I mean?

    Now, why are you juicing because that may play a part in which juicer too? If you’re just trying it out, probably a lower priced juicer is the way to go to make sure it’s something you’d be into. But if you want to make sure that you’re getting that absolute most nutritional value from the fruits and veggies you juice you’re gonna wanna make sure you get a powerful juice that actually has a low rotation speed to do just that.

    Also, you have to keep in mind WHAT you will be juicing. Not all juicers can juice everything. For instance, I’m quite sure the Jack LaLanne (and even the juiceman, etc.) can’t juice wheatgrass and other things like it. A lot of juicers can’t juice ALL kinds of things; like wheatgrass, etc.

    So that’s important to keep in mind. The juicer that I use and I love it dearly and wish that every hotel I stayed at had is the Omega 8003. I got it from http://www.wheatgrasskits.com/omega8003.htm

    Now the place above gives you money off when you call them instead of ordering it online and I believe I got mine for $219 (cuz it was listed at $229.) I see that they are listed now for $259, but honestly if it is something that you’d be interested in then I’d just call them and be like “look I have a friend that just bought one from you and it was $219, will you honor that price?” Or you, of course, can google it and see if you can get a better deal.

    Btw, I am not an affiliate or anything of that above website :-) I don’t get paid if you buy and I don’t get paid to endorse them I just really love my juicer. It’s a work horse and it juices parsley like a champ and anything else I put in there. Honestly, I haven’t tried wheatgrass yet, but I will.

    Oh it’s also a food processor, pasta extruder, homogenizer, and grinder lol I haven’t used it for any of that though.

      Wow, Carey- thanks for the info!

      I’m actually going back to my vegetarian ways, and have been doing a lot of reading about eating healthy, getting all of my vitamins and minerals, etc. Juicing seems to be one thing that keeps popping up all over the place, and after reading all about it, it seems like a wise choice.

      I’m going to be in it for the long haul, so I think I will go ahead and pay a little extra for one like you have as opposed to the JL.

      I’ll let you know once I get it- maybe we can compare recipes!

    One more thing…clean up is super easy with the Omega 8003. It wasn’t so much with the Juiceman. Not sure how it would be with the Jack LaLanne one.

    I know I keep mentioning the Juiceman and the only reason is because I use to have one and I think it’s probably a reasonable comparison to the Jack LaLanne juicers.

    But any juicer, imo, is probably better than none.

      I was reading the reviews on the JL, and one of the biggest complaints was the clean up.

      I’m going to look around on the net and see if I can get a steal on the Omega! :)

    Awesome Steph! I’m glad you’re in it for the long haul. I am as well. You wouldn’t believe all of the stuff in my life that got better and it’s all been from juicing (plus I take my supplements and such too.) But I firmly believe that the biggest cause was from juicing moreso than the supplements, etc.

    The key with clean up is this: as soon as you juice, you know start sipping your juice (because the longer it sits out the less vitamins and potency it has) but in between sips, etc. START YOUR CLEAN UP! I found that makes a huge difference.

    I’d be more than happy to share recipes with you. I’ve tried a lot of them…some good, some uhhh not so good lol but I keep trying different things. My latest one that I drink is carrots, celery, tomato and sometimes I put garlic in it and sometimes I don’t. It’s pretty good.

    I keep trying different veggie combos because I need to drink more veg juices. They say the best way to do it is to be a VEG juicer and a FRUIT eater (but of course, you can juice fruit as well, but for overall juice type of diet.)

    And if you’re budget permits it, I’d definitely always try to shoot for organic fruits and veggies. Especially, if you’re gonna put the entire thing in there, skin and all. And remember there are some fruits where you should NOT use it’s skin: oranges, grapefruits and tangerines and I believe mangoes and papayas.

    And despite what a lot of folks say about organic you can make it cost effective. We buy organic grapes when they are on sale and we buy a 25 lb. bag of carrots (lol it takes up like the whole bottom shelf of the fridge practically!) So I think it’s worth it.

    You probably know this already but I just learned recently from juicing that it’s way better to eat raw fruits and veggies than for them to be cooked. I had no idea. I found that quite interesting and I try to do that as often as possible.

    As far as supplements and vitamins, obviously everyone is different. But I take a probiotic when I wake up (Primal Defense Ultra) and later on I take a multi-vitamin, digestive enzymes, acidophilus (or however the heck you spell that) and right now I’m taking MSM too, but once I’m done those, I’m not taking them anymore. Just those other 4 things. (I was wondering today tho, if you take a probiotic, do you need acidophilus? I think I’ll ask a supplement/vitamin person that. Do you know anything bout that?)

    And no BS when I tell you I haven’t been sick…I really haven’t. Good luck with your juicing and new eating habits. I look forward to sharing some recipes!

      I actually am not taking any supplements at the moment and I don’t know much about any of it yet, so I’m not much help in that dept..

      It’s funny- all of the people I have talked to and stuff I’ve read about people who juice regularly (along w a healthy diet), say the same thing about never getting sick. It’s a good enough reason for me to start. :)

    whats the deal with comps? i mean whats the best way to calculate offer based on comps?? i’ve heard from some to look at all comps, average the bottom lowest and offer like 10-15k below that number ?? also do u have to have comps for rentals ??

    PS also what if its a rental and say rents for 650 per month, taxes and insurance are 750 each and the guy is selling for 30k. i’ve got one like this only comps are 10k and 15k, but i would think it would go for 35k or so. the guy paid that for it a bit back, so hes taking a loss!

      I look at the lowest comps and also talk to some of the investors in the area to find out what prices they are willing to pay.

      Regarding the property you are looking at- if the comps are in the 10k-15k range, then that is where you want to be selling- not 30k. I would see if you can find any “For Rent” signs in the neighborhood, call up the landlords, and ask what prices they are looking for in that area…

      Find some active buyers and ask them what they are willing to pay. That’s the easiest way to do it.
