Happy Monday!
I hope everyone had a great weekend.
I was able to get much accomplished, and plan on doing the same this week. I’m leaving for St. Louis a week from tomorrow, and plan on busting my butt until then.
The deal I’m working on with my wholesaler buddy looks like it is going to be OK to close after all. I think, anyway. We were going to try and close it before Christmas, but my buyer left for Puerto Rico last week and won’t be back until Dec, 29th, so we’ll have to wait until the last week of the month to do it.
I’m also working on another REO deal with Murphy that I am supposed to be getting a contract on today (fingers crossed). He was able to get this one before it hit the market (pocket listing). It’s in a great neighborhood, and I wanted to pick up some new buyers for this area, so I put a humongous sign in the front yard over the weekend, and my phone rang off the friggin’ hook. I picked up a handful of new cash buyers from it, one of which said he will have a contract and deposit for me today. We’ll see.
What else?
Oh, I’m forcing myself to go to Toastmasters tonight! I’ve had it on my list of things to do for about a year now, and I was going to make it one of my goals for 2010, but then I thought- screw it- might as well start now and get it over with.
I’m terrified of speaking in public, and I know that the only way to overcome fear is by facing whatever it is that you are afraid of. Sooooo….I’m heading to a meeting tonight at 6:30.
I’m hoping they serve cocktails there. Hehe.

56 miles down, 28 to go! I almost missed yesterday, but forced myself to go after about 4 hours of procrastinating.

That’s cool that you are doing Toastmasters. I’ve wanted to go for a long time, too, but never made it. Let me know how it goes. I may be joining you soon.

Hear you are coming to St Louis…! Just curious, is there a REI conference here, or family? Probably none of my business. Just thought I would ask. I am in St Louis and in the Lifeonaire Titanium group with Shaun. St Louis is probably a little bit colder than Florida – bring your coat!

I’m headed to St. Louis for X-Mas. My sister lives there, and my parents are both driving down from IL. I grew up in IL, so I know all about the freezing cold winters. Brrrrrrrrr…
I’ll probably be back in St. Louis over the summer, maybe we can get together and do lunch.

Yeh, Steph, Chicago suburbs are an icebox today —too cold to even think. Its so cold here, people with traffic tickets are pleading guilty and begging for the electric chair!
Hopefully It may not be as bad in St Louis. Enjoy your trip.

Haha- I think I’d also prefer the electric chair.
I have to mentally prepare myself before I go up there in the winter. It’s painfully cold. Luckily I’ll be indoors the whole time eating all kinds of good food (my Mom is making pasta), and drinking lots o’ vino.

Im getting alot of buyers with the MLS method. But I have a question. some properties are bought by LLC or companies? Do I change my postcards or keep them the same?

It’s funny you bring up the LLC/companies- I’ve been finding a lot of those, too. What I’ve been doing is googling their company name and many times I’m able to get their phone #. I did that twice today and managed to track down two of the buyers I was looking for.
If you’re sending postcards, I wouldn’t worry about changing them. Should be fine just as they are.

Do you always put signs in the yard of the home you are wholesaling even though you don’t have it under contract? Has anyone(listing agent) ever called you yelling to get your signs off the property? Never thought of putting it right in the yard, great idea!

Hi Niki,
This particular property is not even going to hit the MLS, and I also know the listing agent (who knows the house is being wholesaled), so that is why I put the sign there.
Normally, though, I just put signs around the neighborhood- not in front of the house.

Super proud of you for going to Toastmasters. Wasn’t that bad after all, huh? Sureeee when you really have to speak in front of the group you’ll probably get sick to your stomach and even barf but hey after that it’s over with, you’ve done it and now it’s a piece of cake lol
I, actually, don’t mind speaking in front of folks. I don’t know how that happened for me. Actually a longggg time ago I was hooked up with PrePaid Legal and me and a fellow held a seminar. And to make a long story even longer
the night before we were suppose to be practicing for our first seminar at his house and he and his wife were PISSED at me because I was goofin around having a good time and they thought I didn’t take it seriously.
Fast forward to the next morning and the day of the seminar: welll you’re truly put on an awesome performance and dude….choked and couldn’t speak. HA! That’s what his behind gets!
Anyway, just thought I’d share that. Ever since then, I don’t mind public speaking, although I will tell you it was more nerve-wracking speaking in front of the 7th and 8th graders for career day then it is speaking in front of folks my own age. Go figure!

It wasn’t too bad, but only because I didn’t have to give a speech!
When speech time comes around, I’m going to be nervous as hell. It will feel good once I do it, though. I think.
It doesn’t surprise me much that you aren’t afraid to get up and talk in front of a crowd. You have the gift of gab for sure.

P.S. I just read your post about working out so many miles and now I’m going to go work out. I’ve put on a few lbs. since I haven’t been actively working out for a while now, especially while being in California. Soooo now I’m going to go work out this morning and keep it in my routine especially since I don’t have any travel plans to screw up my diet or exercise routine.

Go get ‘em girl!
Today I’m on day 18. I’ve never ran (run?) that many days in a row without taking a break in between. I feel great, and think I’ve lost a few pounds (I don’t have a scale though, so I don’t know for sure).
More than anything, it feels good to be disciplined enough to stick to my goal. There have been several days where I absolutely did not feel like going, but I made myself anyway. It’s a great feeling.
