Well, guys, the Battle of the REI Blogs is officially underway!

Actually, the mud slinging already got started on Friday, and I spent most of the weekend defending my Facebook wall from JP Moses, Patrick Riddle, Shae Bynes, Susan Lassiter-Lyons, etc.

To give you an example, take a look at the little gift that JP left for me on Saturday…

Then there was this one, posted to my Facebook wall by none other than my pal, Shae Bynes (who is playing the “Underdog” card in the competition, even though I think she is a force to be reckoned with).. the caption on this one read, “Kiss the ring, sister..”

Then we have this one from P-Rid, with a caption that read…”If your blog was standing in front of me … that would be a ninja kick to the face”

Susan Lassiter-Lyons also posted a cartoon video, complete with bombs, ninjas, samurai swords, and decapitations, but it’s just too graphic to post on my blog.

OK fine, here it is- but don’t say I didn’t warn ya.

So anyway, as you can see, my competitors are taking this Battle quite seriously, and I need all the help I can get from you guys if I want to win this thing.

The winner of the competition will be determined by which Blogger gets the most votes from their readers.  So, actually, it’s more like a “Battle of the Blog Readers”, since you guys will ultimately be deciding who wins.  I’m pretty sure that I have the most kick-ass readers in all of the Blogosphere, so I fully expect to win and take home first prize (and bragging rights).

Oh, and do you want to hear the best part of all?

Patrick is giving away five of his Private Money Blueprint courses to the Blogger with the most votes, and that blogger gets to give them away to five of the people who voted for them. This is a top notch course that retails for $700, and I get to give FIVE of them away to you guys if you vote for me and I win!!

In all honesty, we’re up against some stiff competition- so if we’re going to pull this off, you guys all need to vote (for me)!

    I want to make sure there are no hard feelings, I could not decide between your’s and shae’s blogs so I flipped a coin and Shae won the coin flip. I then immediately threw out the coin as I never wanted to have to choose between you two again. It was like picking your favorite sister.

    Completely unrelated to your post but I wasn’t sure where else to post this since I’m not sure that you still check this article. I read an article of yours (http://www.biggerpockets.com/renewsblog/2009/08/13/ways-reo-offers-irresistible-bank/) where you say drop the financing and inspection contingencies. I can see how that’s attractive to banks but how do you get out if your buyer backs out or you can’t find one at all? I’m still figuring all this out but being new, I’m not sure I feel comfortable with dropping my only way out of a contract!

      Hi Justin,

      If your intent is to back out if you can’t find a buyer, then you will want to leave yourself an out in the contract. Just keep in mind that the more contingencies you have in your offer, the less likely the bank is to accept it. Also, if you make a habit of putting properties under contract and then backing out, you will start to develop a bad reputation with the agents, which is not a good thing..

      Bottom line, though, put whichever contingencies you feel comfortable with in your offer, but just be aware of the fact that clean, cash offers carry far more weight…

          Yup. I have a handful of solid buyers that I work with, and I know exactly what they are looking for, so I feel very comfortable when I’m making offers. I also know the areas really well that I am working in, so I know when a deal is a deal.

          It takes awhile to learn your market and get to that point, though, so like I said, just make offers that you feel comfortable with…

    do you you use one personal realtor for all your offers?

    what do you do if you cant wholesale a REO?

    how many days do the banks give you till closing date without any contingecies?

      Hi Jason,

      I make my offers directly to the listing agents.

      I usually don’t put something under contract unless I’m 99% sure I can wholesale it. If you don’t have any contingencies in your offer and you can’t wholesale it, then you will lose your earnest money deposit.

      Regarding the closing date- that depends on what date you put in your offer…
