    Hey Steph,

    I got your ebook it’s awesome!!!

    When you do a double closing using transactional funding how and when do you tell the third party that you are doing this? Have you ever run into any problems with the end buyer not liking that idea? Also, when we close the deal the lawyer said that when the deed is recorded it has to be recorded in b’s name before c’s? Does that sound right?

      Hi Jamie-

      Thanks for buying the book- glad you are liking it!

      When you say 3rd party, do you mean the end buyer?

      If so, it shouldn’t matter to them where the money is coming from- as far as they know it’s your own cash..

      And yes, the deed for the first transaction will be recorded before the second. When I close my deals via simul close, my title company has to hang on to the deed and wait until the bank’s title co records theirs.

    Hi Steph,

    When you call “For rent” signs, do you simply just say your name and that your an investor and you were wondering if they are looking to purchase anymore properties in the area? or do you try to strike up a conversation and then ask if they are looking to purchase in the area? I finally got up enough guts to look on the MLS in the past month of cash buyers in my target areas and go to each house and walk in and talk to whom ever was in there and leave a business card…it was hard the first time, but then it got easier.

      When I call the for rent signs, I tell them I am a wholesaler and have been getting some great deals in the neighborhood, and was wondering if they were looking for any more rentals in the area. I don’t really have a set script, I just kind of go with the flow of the conversation..

      Cold calling isn’t the funnest thing in the world to do, but it makes me money, so I continue to do it. :)

      I don’t have any experience with pre-foreclosures/short sales- just REOs. Bigger Pockets has a great short sale forum- you can post any of your qs over there and get input from experienced short salers. Here’s the link:

    I think you’re on to something big here, and it should provide plenty of new wholesalers with quality information for only $47! You are very gracious. From my own hometown experience, a lot of investors are not taking advantage of this particular niche. This is the perfect time to release this invaluable information. Congratulations to you.     Hi Steph, got your e-book, great job! I’ve basically dog-eared every page for reference :)

    Couple of questions. I’m a licensed realtor with a large agency. You say you generally give both sides of the commission to the REO listing agent. Sounds good, but I will obviously have to give my broker a percentage, plus the MLS fee.

    What’s the basic difference between the wholesale fee and the commission? Would there be a conflict of interest with my agency for any reason?

    Do you have sample contracts available online?

      Hi Alyse,

      Glad you liked the book!

      The wholesale fee will depend on the deal, but usually ranges from 2-10k.

      I’m not licensed, so I’m not sure how it will work with your broker- I would run it by him/her and see how they want to handle it. I don’t see why there would be a conflict of interest- you are just purchasing a property and then re-selling it.. The majority of the REO wholesalers in my area are licensed, and they have no problems.

      As far as the contract goes- the bank will have a specific contract you need to use to submit offers (in FL it’s the FAR As-Is). I use the same one to sell, but add the clauses that I mentioned in the book.

      I always recommend having a local atty draw up your contracts for you just to be sure you have everything in them that you need to protect yourself.

      You have to study your market and figure out what a good deal is. Once you do that, you will know how much to offer.
