		<description>Hi.  I am new to this whole real estate thing.  Been doing some reading on line and my brain is turning and my adrenaline is pumping but have a problem.   I can&#039;t seem to figure out how to get started with bad credit and no money.   I know about hard money lenders but not how to bid on property or lock them up when the hard money lenders need the property to give you money for.  I am confused.  I want to flip houses or do some wholesaling.  but just don&#039;t know how to start.  I have no money and need to figure out something fast.  If you could be my mentor and help me out I would be most appreciated.....Thank you so much.

I&#039;ve never been big on email blasts to my buyers list, to be honest.  I prefer calling them personally.  I don&#039;t have a very big list- I usually work with around 10-20 active investors at a time, and most of the time I&#039;ll have a specific buyer in mind when I put a property under contract, so I only have to make a phone call or two to sell it.   Most of the guys that I sell to are experienced investors, so all they need from me is the address, price, and lockbox code, and then I will give them a general description of the condition of the house.

If I do decide to send an email, I will include the following:

Address, beds and baths, square footage, type of construction (block or frame), and a ball park repair estimate or just a general description of the condition of the property.

Don&#039;t get wrapped up in making your emails all fancy- if you are selling a great deal, the numbers will speak for themselves, trust me.

Just drove out to the listings she gave me (in a kind of scary part of town), went inside the first one I saw with a dumpster out front, and the owner was there working on the place.
