I just wanted to write a quick post and let everyone know I’ll be taking a brief blogcation (hehe) while we put the finishing touches on my shiny new blog.

    Steph< Im brand spankin new to the REI scene so new in fact im still waitin on my Steve Cook course to arrive. My question is about a REO property with a double closing. You say you use the end buyers money at closing? Do you have to give the bank earnest money in advance or a prequal for financing to show you have the funds to get it under contract with the Bank? What does the bank require concerning your ability to buy the home? Thanks< your info is a huge help.

    Hi Mike- welcome to the blog :)

    Yes, you will need an earnest money deposit to give to the bank, usually 500-1k minimum. When I sell to my buyer, I get a 2k deposit. If you are quick enough, you can use your end buyer’s deposit as your deposit with the bank. It’s kind of tricky to pull off, but it can be done. You should be prepared to put your own deposit down, though.

    The bank will require a proof of funds letter or a pre-approval letter from a lender. You can get one for free from a transactional funding source like http://www.cashformyclosing.com.
