Back in The Saddle Again..

Soooo… after taking the last 3 weeks off to work on stuff for the blog, I’m ready to get back into offer-making mode.

I’ve actually only made one offer this month, so it’s time to get my ass in gear.. I haven’t even looked at the mls in the last week.   I get automatic email notifications sent to my cell phone when new properties hit the market, but I haven’t  been opening them.  I’m sure there have been lots of price reductions and new deals that have hit the market since I’ve been away, so I will be like a kid in a candy store next time I hop on the mls.

Tomorrow, Murphy and I are heading out with a list of properties to look at.  Coincidentally, he has been on hiatus for the last 2 weeks, so we’re going to see if we can get something going before the month is over.  I guess we better hurry the hell up since there’s only 3 days left in the month.

One of my solid cash buyers just got back from a 3 week vacation out of the country and called me today to see if I had any deals for him.  He wants to buy 3 houses over the next 3 weeks, so I’m going on an offer making frenzy starting tomorrow.  There’s nothing worse than having a hot buyer (literally and figuratively, hehe) and not having any inventory….

Well, it’s 2:30 in the am, so I guess I better shove off.

Have you guys used oDesk yet?  I’m probably late to the party, but holy crap, I’d like to give the person who invented that site a great big hug.  Or buy them a beer.  Or both.

    Hey, I registered with oDesk about a week and a half ago, but have not yet thought about uses for the services they offer. What have you thought about?

    I think if you go into YouTube’s “edit video” screen (or whatever it’s called), you can choose between a few different options for the still frame, but it’s not incredibly flexible anyway.

    Thanks for the Youtube info. I’m a newbie with the videos, so I don’t really know what the heck I’m doing..

    I’ve been using oDesk for web stuff- squeeze pages, autoresponders, etc. I don’t have the patience for it, so it’s worth the money (10 bucks or so) to have someone do it for me.

    I’ve posted 2 jobs on there so far, and have hired qualified people within the hour.

    I just heard about oDesk this week, as well as the word “squeeze page”. You have to really pay attention to learn all these new buzzwords! I don’t even have twitter yet.

      Hey Tim,

      oDesk is great if you have technical stuff that you don’t know how to do. You just post a job description and amount you want to spend, and people from all over the world bid on your job. It’s a really great service.

      As far as Twitter… I just enabled my act again, but haven’t used it much. I’m afraid of it.

      I love my Facebook, though.

    I’m currently flipping short sales and would like to explore REO’s. When you do your courtesy close, what is your courtesy title company charging you? I’d assume your end buyer is paying for that?

    Hi Justin,

    They don’t charge a fee for the courtesy closing, just the closing fees for the second transaction, which I make the end buyer pay.
