I didn’t end up getting any listings sent to me today. I spent most of the day making calls. I ended up getting 2 decent leads that I’m going to follow up on tomorrow. One is an investor who is liquidating his inventory and retiring. His asking price is $165k, which is below the tax assessed value. I am having a hard time coming up with the ARV. The area is being revitalized, and the comps are all over the place. I’m going to go by tomorrow and take a look at the comps so I can get a better idea of the value. The other property has an ARV of around $135k (per the seller), and the asking price is $109k, but the seller said to make an offer.
I am going to try as hard as I can to get two deals signed this month. I think if I stay focused and work hard every day that I will be able to do it. I’m trying to figure out what is the best way to utilize my time while looking for deals. I was thinking about putting out some signs this weekend, but I hate doing it, and it’s very time consuming. Maybe I’ll just sit on the phone all day and harass sellers until I find a deal.
Still no word on when/if the Nightmare Deal is going to close. I’m keeping my fingers crossed.
